2.0 DESIGN DOCUMENTATION <br />Existing Conditions <br />The site is currently developed and consist of a parking lot and hardscape. The site is bound by <br />Evergreen Way to the east, 50th Street S.E. to the south, and the Claremont Village shopping mall <br />to the east. The area of interest is approximate 0.55 acres and is currently covered in approximately <br />97 percent impervious surfaces and approximately 3 percent of landscaping. <br />The existing topography of the site exhibits slopes ranging from 1 to 6 percent with the highest <br />elevations located to the east. Currently, it appears run-off sheet flows over the existing parking lot <br />and flows from east to west and is collected within the existing on -site stormwater infrastructure. <br />Proposed Conditions <br />The proposed project consists of the construction of a new QFC fueling facility with underground <br />storage tanks and a prefabricated kiosk store, including new landscaping and pavement surfaces. <br />The pedestrian path from the bus stop to the site will remain intact to allow passage. As part of this <br />project, the existing landscape islands and parking spots will be demolished and removed. <br />Other than catch basins, storm drain cleanouts and the associated piping, there will be no drainage <br />facilities constructed. The site will maintain the same general topographic grading characteristics <br />and will be primarily comprised of pavement (concrete and asphalt) and structures. The onsite <br />runoff will sheet flow to the west before being captured and conveyed to the existing combine sewer <br />and stormwater infrastructure.
