Existing structures: <br /> There are no existing buildings on-site. There is a metal crane and concrete pad in the <br /> northeast corner of the site. There is some power equipment in the southwest corner of the site. <br /> Landscape topography: <br /> The southwest corner of the site has a high point on the north side. The site generally drains <br /> away from the high point in all directions. The low point of the site is to the east. <br /> Drainage patterns: <br /> The entire site drains to the Snohomish River, which borders the eastern side of the site. <br /> Existing Vegetation: <br /> The site is predominantly grasses and fill soils, with shrubs scattered throughout. There are <br /> scattered trees along the shoreline. <br /> Critical Areas (wetlands, streams, high erosion risk, steep or difficult to stabilize slopes): <br /> A portion of the site is within FEMA zone AE.
