1. Street type designations and associated requirements. The subject property has a Transit Oriented <br />Development street designation along California St and Connector St designation along Virginia Ave. Streets and <br />sidewalk improvements are subject to the provisions of EMC 19.33, including but not limited to providing street <br />trees. While existing planters are identified on the plans, it appears some of the proposed work will impact some <br />of these required planters with no indication some of these required trees are to be replaced. As such, the plans <br />provided have not demonstrated compliance with the applicable design standards.
