the location of buildings existing prior to the passage of this <br /> ordinance makes compliance with the provisions governing front <br /> yard impossible, the Commission may, in specific cases, grant a <br /> special permit for main structures to be located nearer to str@et <br /> line than twenty (20 ) feet, but in no case closer than ten (10 ) <br /> feet to the street line . <br /> 2. Side Yard: 'There any specified side yard is <br /> required, no building shall be hereafter erected or altered so <br /> that any portion thereof shall be nearer to the side lot line <br /> than the distance indicated by the width of the required side <br /> yard. <br /> EXC °TI0NS: Eaves and cornices may extend over the <br /> required side yard for a distance of not more than two (2) feet . <br /> Accessory buildings when erected so that the entire <br /> building is within a distance of thirty (30 ) feet from the rear 1. <br /> line , may also occupy the side yard on an inside lot line . <br /> Fences not over forty-two (42 ) inches him. r. y occupy a <br /> side yard. <br /> The Commission may upon the joint request of the owners <br /> of adjoining properties, permit the erection of private garages <br /> or other outbuildings upon or immediately adjacent to the <br /> division line between the two properties, after an examination of <br /> the location and the making of a finding that the granting of <br /> such permission will not be unduly detrimental to adjacent and <br /> surrounding property nor to the zone in which such permission <br /> is granted. Permits granted under the foregoing provision shall 'e <br /> limited to the life of the structure or structures for which the <br /> permit is issued. <br /> 3. Rear Yard: ylhere any specified rear yard is <br /> required, no building shall be hereafter erected or altered so <br /> that any portion thereof may be nearer to the rear lot line than <br /> the distance indicated by the depth of the required yard. <br /> EXCEPTIONS: Eaves, cornices, steps , pla tforms, and <br /> rear porches wn th er enclosed or not , but not exceeding in <br /> width one-half that of the building nor more than one story in <br /> height, may extend into the rear yard. <br /> Accessory buildings my ue built within a rear yard, <br /> provided the required total open space area is not exceeded. <br /> No accessory building shall cover more than fifty percent ( 505) <br /> of the area o ' the rear yard. <br /> 4. Existing Ordinances: Ordinance No. 1404 con- <br /> fining market places to specified areas, namely, California , <br /> Lombard to Oakes; ;Jalnut, Pacific to Hewitt ; Ordinance No. <br /> 1586 restricting signs excepL under certain conditions; <br /> Ordinance No. 1589 restricting the location of stables and cess <br /> pools; Ordinance No. 1693 restricting location of housing of <br /> fowls; Ordinance No. 2404 restricting location of children' s <br /> hones; Ordinance No. 2513 restricting location of amusement <br /> houses, of animals, of bill posters, and of apartment houses. <br /> Ordinance No. 2595 restricting the location of undertaking <br /> establishments to specified areas; Ordinance No. 2613 restrict- <br /> ing the location of dance cafes to certain areas, and all <br /> Building Code Ordinances adopted and amended from time to time <br /> are declared to be a part of this zoning ordinance , in addition <br /> to the regulations of this said zoning ordinance. <br /> -12- <br />
