<br /> Section 6. C-1, Commercial One tistrict.
<br /> In the C-1, Commercial One District, no building or
<br /> premises shall be used and no building shell be hereafter
<br /> erected or structurally altered, unless otherwise provided in
<br /> this ordinance, _except for one or more of the following uses:
<br /> 1. Any use permitted in the R-1, Residential One Dis
<br /> trict, provided regulations pertaining thereto as heretofore
<br /> provided, are complied with, namely: site area, open space,
<br /> yards, height limit , and permits.
<br /> 2 . Retail stores, shops, and merchandising establish
<br /> ments selling such items as groceries, meats, candy, confection-
<br /> ary, bakery, products, drugs, news, stationery, cigars,
<br /> tobacco, clothing, drygoods, varieties, hardware, paints, glass,
<br /> heating and Plumbing supplies, furnishings and household goods, -
<br /> radios, musical instruments, flowers, jewelry end other general
<br /> merchandise; office buildings; personal service stores or
<br /> parlors, restaurants, drinking places; theatres and uses
<br /> similar to the above ; but however, there is prohibited any
<br /> kind of manufacture, production or treatment other than manu-
<br /> facture, production or treatment of products clearly incidental
<br /> to the conduct of a retail business conducted on the premises.

<br /> � enterprises and advertising devices may be allowed by the
<br /> Com
<br /> mission by special permit after public hearing and examination

<br /> of the location upon due proof to the satisfaction of the
<br /> Commission that the location thereof will not be unduly detri-
<br /> mental to adjacent and surrounding property .
<br /> 4. Whenever any C-1, Commercial One District , is
<br /> located within or is adjacent to, on two or more sides, any
<br /> R-2, Residential Two District , the uses permitted in the
<br /> R-2, Resident ial Two District will al so be permitted in such
<br /> Cl, Commercial One Listrict, provided further that any use
<br /> permitted in the R-2, Residential Two District , may be allowed
<br /> in any C-1, Commercial One District, by the Commission by
<br /> special permit after public hearing and examination of the
<br /> location upon due proof to the satisfaction of the Commission
<br /> that the location thereof will not be unduly detrimental to
<br /> adjacent and surrounding property.
<br /> HEIGHT LI:"IT: Whenever any C-1, Comercial One
<br /> District is located within or is adjacent to , on two or more
<br /> sides, any R-1, Residential One District, the buildings in such
<br /> C-1, Commercial One District shall be limited to one (1) story
<br /> in height, provided however, that the Commission may allow a
<br /> building to be erected to an additional height not exceeding
<br /> two (2) additional stories, by special permit after public
<br /> hearing and examination of the location upon due proof to the
<br /> satisfaction of the Commission that such additional height
<br /> will not be unduly detrimental to adje cent and surrounding
<br /> property. No building shall exceed a height limit of sixty-
<br /> five (65) feet nor six (6 ) stories, except block 624, Plat
<br /> of Everett, Lots 17 to 22 inclusive, in which area the height
<br /> limit shall be seventy-five (75) feet and seven ( 7) stories.
