EVERETT
September 14, 2021
WASHINGTON
Eric Koch
eric@padgi.com
8383 1581h Ave NE
STE 250
Redmond, WA 98052
Owner: SERJ Developments, LLC
Project Address: 10330 Evergreen Way
Plan Check No: B2106-011
RE: Building Permit Review Letter
Dear Eric,
In response to the application for a building permit, the plans have been
examined and you are advised that revisions may be necessary before a permit
can be issued. Please review and respond to the comments below.
ARCHITECTURAL
No additional comments.
STRUCTURAL
1. The permit calculations indicate a weight take -off page that indicates that 8"
grouted CMU walls are 45 psf (which appears to be a weight take off value for
6" CMU walls with grouted cells receiving reinforcement at 48" oc or masonry
veneer). The 04100 concrete masonry general notes on Sheet S1.0 indicate
that all cells should be grouted (as well as detail 10/S6.1). Please clarify the
construction notes as it appears that weight take off design calculations may
conflict with the general construction notes for concrete masonry and affect
subsequent lateral force resisting system design conditions such as base shear,
V. IBC 106.1.1.
2. Please verify that steel straps as indicated in details 1/S9.1 and 2/S9.1 are
designed to the 1.4x force requirements per ASCE 7-16 Sec 12.11.2.2.2 as these
calculations appear to be missing from the permit calculations.
PERMIT SERVICES 3. Please identify the CMU/BMU lateral force resisting system elements on the
plans in a similar manner to the wood shear walls as indicated per Sheet S3.0 as
3200 Cedar Street it is unclear which masonry walls are intended to receive seismic detailing.
Everett, WA 98201 Permit calculations appear to indicate that approximately 12'-0" of wall is
425.257.8810 intended to be part of the lateral force resisting system. Please clarify on the
425.257.8857 fax plans and cut details indicated on S6.1 for clarity. IBC 106.1.1.
® everetteps@everettwa.gov 4. Please verify that proposed CMU/BMU walls can resist out -of -plane forces
everettwa.gov/permits per ASCE 7-16 12.11.1. Please provide additional calculations and revise
drawings as required.
