EXHIBIT A <br />SCOPE OF WORK <br />The purpose of this contract is to provide architectural and engineering services for the Culmback Building Tenant <br />Improvement Project located at 3013-3015 Colby Avenue, Everett, Washington. <br />The scope of services for this project includes the preparation of architectural drawings suitable for permit <br />application, bidding, and construction, meetings with the City and Police Department Staff to review drawings et <br />schematic design and design development, cost estimation, construction documents, and construction administration <br />for the Culmback Building Remodel. <br />BASIC ARCHITECTURAL & ENGINEERING SERVICES: <br />Part I - Programming and Site Analysis <br />• Existing As -built measurements verification of site (I site visit) <br />• Create as -built floor plans and site plan <br />• Structural engineer to review existing structural conditions. <br />• Electrical engineer to verify existing conditions. <br />• Mechanical engineer to review existing HVAC system and equipment. <br />• Zoning and Building code research <br />• Review historic records of existing building <br />• Feasibility study of proposed project <br />• Pre -Design meetings with client to confirm program for each space (two video conference meetings <br />included.) <br />Part II - Schematic Design <br />1. Schematic <br />• Study space planning and massing <br />• Create schematic plans (2 schemes included for each floor) <br />• Schematic design meeting with Client (one video conference meeting included.) <br />• Schematic design review meeting with Client to review client feedback on schematic plans (one video <br />conference meeting included.) <br />• Revise and develop floor plans, sections, and exterior elevations. (3 design cycles/iterations included) <br />2. Design Development <br />• Design development coordination with Client (three video conference meetings included.) <br />• Finalize design plans. Client design development approval <br />• Develop floor plans, sections, exterior elevations, initial interior elevations, and initial specifications for <br />contract drawings. <br />• Coordination with the Structural Engineer, Mechanical Engineering, Electrical Engineer, Security <br />Consultant. <br />• Coordination with the Planning and Building Departments for proposed project. <br />• Coordinate with Contractor for initial estimating and bid review meetings (three video conference meeting <br />included.) <br />3. Professional Cost Estimation Services <br />• Provide cost estimation et end of Design Development <br />Part III - Permit and Construction Documents <br />1. Construction Drawings <br />• Cover sheet <br />• Site plan <br />• Demolition plans — basement, first floor, second floor, and third floor <br />• Demolition reflected ceiling plans — basement, first floor, second floor, and third floor <br />• Proposed floor plans —basement, first floor, second floor, and third floor <br />• Proposed reflected ceiling plans — basement, first floor, second floor, and third floor <br />Exhibit A to Professional Services Agreement <br />(Form Approved by City Attorney's Office January 7, 2010, updated December 2, 2022) <br />
