Building size and parking calculations. The square footage of the building/uses noted on the civil <br />sets does not align with the sizes specified in the architectural drawings. Please revise accordingly <br />for consistency. Note: There is no concern regarding this proposal meeting the minimum parking <br />requirements however the change in size does potentially alter the required number of parking <br />stalls and should also be revised accordingly. <br />f. Height calculations. Height calculations shall be provided in accordance with the Building Height <br />Handout. The calculations shall be clearly noted on the site plan and provided on at least one <br />elevation drawing in accordance with Step 5 of the handout. Please revise accordingly. <br />g. Lighting. Parking area illumination shall comply with EMC 19.34.120.F. All building -mounted lights <br />shall be directed onto the building itself and/or the ground immediately adjacent to the building. <br />All lighting shall comply with the performance regulations of EMC 19.39.140 and be directed <br />downward and shielded per Information for Developer item no. 2 of the SEPA18-004 Final DNS. <br />h. Floodplain. Please be advised FEMA is in process of updating their Flood Insurance Rate Map <br />panels, which could impact this site. Though not formally required at this time, it is still <br />encouraged that you complete a FEMA elevation certificate to document the base flood elevation <br />and proposed building elevation due to the proposed map changes. <br />i. Signs. Please be advised sign category B applies to this site. Any proposed building and/or <br />monument sign(s) are subject to the sign standards of EMC 19.36 and require a separate permit. <br />j. Rooftop units. Please be advised any proposed rooftop appurtenances, including mechanical <br />equipment, requires screening in accordance with EMC 19.39.040.C. <br />8.
