r
•
4. The lobby is a two-story space that penetrates the 3-hour fire-resistive separation
between construction types as required by Section 510.2 and should be revised. Possible
solutions include:
a. Separate the garage floor from the lobby area with vertical 3-hour, non-
combustible construction, effectively creating a portion of the Type V-A
construction on the garage level and providing for a separation between Type V-
A and Type I-A construction at the garage level.
b. Reclassify the garage as an enclosed parking garage (Section 406.6) and change
the type of construction for the whole building to Type V-A (as long as the
allowable area calculations will allow the revision). Section 506.1
5. Elevator #1 and its equipment room and the lobby on the garage level are within the Type
I portion of the building. The interior and exterior walls should be shown as non-
combustible. Section 602.2
6. The 2-hour construction on Section AA on Sheet A5.1 references GA File No. WP 3825:
a. This listing is not shown on Sheet RA1.1
b. The listing is for a wood-framed assembly whereas the wall is in the Type I portion
of the building.
7. The amount of ventilation provided for the parking garage should be shown on the plans.
Section 406.5.2
8. Two-hour roof/ceiling assembly 13/RA1.1 should be keyed into Section A-A, Sheet A5-1
above the stair enclosures. Section 1023.2
9. The following comments are in regards to the mechanical shafts serving the corridors:
a. Smoke/fire dampers should be shown where the ducts exit the shafts. Section
717.5.3
b. The supply fans should be shown to automatically shut off upon activation of
corridor smoke detectors spaced at no more than 30 feet on center along the
corridor. Exception 6.3 to Section 1020.5
Egress
1. Doors 36 & 37 from the courtyard should be provided with panic hardware. Section
1010.1.10
2. Emergency egress lighting should be provided:
a. Within the garage (Section 1008.3.1).
b. Within the electrical room (Section 108.3.3).
c. At the exterior landings at the exterior exit doorways (Section 1008.3.2, Item 5).
3. The stairs and landings within the Type I portion of the building should be of
noncombustible construction.
