1. The minimum sone rating of 1.0 should be shown for the whole house fans. IMC Section
403.8.6.5
2. The requirements of WSEC C402.5.1.2 for testing of the air barrier should be shown on
the plans.
Structural
1. On Sheet S2.1 Grid 1/E and Sheet C4.1 in the Civil Drawing set, there is a "Flow Control
Structure" with a rim elevation of 188.50 feet. The top of slab on this sheet is 181'-9".
Please clarify if a site retaining wall is required at this location and if the opening shown
in this area needs to revised or relocated based on the proposed rim elevation of the"Flow
Control Structure".
2. It appears that the redundancy factor, p, of 1.0, per ASCE 7-10 12.3.4.2, was included in
the design of the lateral systems in either the concrete or the wood portions of the
structure. Please provide supporting calculations to verify that these lateral systems in
both orthogonal directions meet the requirements of p = 1.0. Otherwise, please provide
design calculations and revise the lateral design as required to satisfy the increase due to
the redundancy factor, p =1.3.
3. Based on the use of the Equivalent Lateral Force procedure in ASCE 7-10 Sec 12.8. Please
provide drift calculations to verify that the Torsional Amplification factor, Ax, does not
need to be increased more than 1.0 per ASCE 7-10 12.8.4.3.
4. Please provide checks for structural irregularities for both structures concrete and wood
portions per Tables 12.3-1 and 12.3-2 in ASCE 7-10.
5. Permit calculations for the concrete column design do not appear to include tie design
check requirements per ACI 318-14 Sec 18.14.3. Please provide calculations and revise
tie designs are required.
6. It appears that concrete dowel designs between PT slab to concrete shear wall elements
are using a (p =0.75 rather than the (p-factor of 0.6 per ACI 318-14 Sec 21.2.4.2 as this
would correspond to the 0.6 factor used in concrete shear wall designs calculations.
Please revise dowel design as required.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing
Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical
Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as amended by the State
3002 Wetmore Ave. © 425.257.8800 O EPD@everettwa.gov
Everett, WA 98201 425.257.8882 fax everettwa.gov
