406.5.2 uniform ventili on provided on 2 opposing sides require in 20%open ventilation.
Sheets A3.1,A4.1 and A4.2 show openings and ventilation calculations.
Egress:
2. This comment has not been completely addressed. Per the original comment, emergency egress
lighting shall be provided at the following locations:
a. Garage interior per IBC Section 1008.3.1. Clouded overhead lighting in garage, these have
inverters for the emergency lighting. Added inverter emergency lights to legend.
b. Exterior landing for southeast Lobby door at Grid G/8 per IBC Section 1008.3.2 Item 5.Added
emergency egress lighting outside.
c. Exterior landing for Door#25 at Grid C/2.8 per IBC Section 1008.3.2 Item 5. Added emergency
egress lighting outside.
Additional Comments:
1. The West Elevation 2/A4.1 shows a sloping finished grade that crosses through openings in the
exterior wall. Sheets A1.1 and A3.1 show a retaining wall near the southwest corner of the building.
The actual grade along the building should be shown, including the retaining wall. Note that the
geometry of the retaining wall on Sheets A1.1 and A3.1 does not appear consistent with Sheets C1.0
and C2.0 of the civil drawing set. See IBC Section 107.2.1. Sheet A1.1,A3.1 and A4.1 revised
elevation to show grade at building and revised architectural site plan and floor plans to match
civil.
2. The South Elevation 1/A4.1 shows a sloping finished grade that crosses through openings in the
exterior wall. Sheets A1.1 and A3.1 show a retaining wall near the southwest corner of the building.
The actual grade along the building should be shown, including the retaining wall. Note that the
location of the retaining wall on Sheets A1.1 and A3.1 does not appear consistent with Sheets C1.0
and C2.0 of the civil drawing set. See IBC Section 107.2.1. Sheets A1.1,A3.1 and A4.1 revised
elevation to show grade at building edge and no grade conflict. Revised architectural site plan
and floor plans to match civil.
3. Sheet A3.1 shows an MSE retaining wall at Grid G/7.3 abutting the exterior wall of the building. The
exterior wall construction appears to be wood framing at this location. At a minimum, the end of
the wood framing terminates near the face of the retaining wall, placing this material in close
proximity with water and retained soils. The wood framing, structural sheathing, and siding and
trim shall be constructed of naturally-durable or preservative-treated wood unless sufficient
clearance between the retained soils and the wood is specified. Flashing should be provided to
protected the wood from water seapage through the retaining wall. See IBC Sections 2304.12.1.2
and 2304.12.1.5. Sheets A3.1 and A4.1 moved MSE wall 15"to the west to avoid any added
requirements as per IBC Sections 2304.12.1.2 and 2304.12.1.5.
Structural
See structural comments and responses from DCI Engineers, attached.
Sincerely,
(...._, 0
Charles E.
