The response states that the building has been
revised to a Type VA construction with non-separated occupancies. The following comments should
be addressed:
a. Sheet A1.1 should be revised removed references to Type I construction. At least two
references are provide on the plan and in the building information right of the plan. Sheet A1.1
removed the Type 1 reference.
b. Sheet A1.1 identifies the parking level as a basement and specifies the building as 3 stories tall.
The parking level does not meet the definition of a basement. Sheet A1.1 shall be revised to
remove the basement references and specify the building as four stories tall. See IBC Section
506.1.3 and the "Grade Plane" definition in Section 202. Sheet A1.1 removed reference of
basement. Changed to 4 stories Type V-A.
6. This comment has not been completely addressed. Section A-A/A5.1 includes the stairway shaft in
the northeast corner of the building. The detailing for the interior shaft wall at the second floor
does not provided the required fire protection and shall be revised. See IBC Section 107.2.1. Sheet
A5.1 updated 2"d floor to show gypsum in the floor cavity.
7. This comment has not been completely addressed. The parking level does not meet the opening
requirements for natural ventilation per IBC Section 406.5.2. The total opening area is less than 20%
of the wall area for this level; opening calculations appear larger than the actual openings provided
(not including net loss for vertical bars),though calculated values do not satisfy the code
requirement either. The total length of openings is less than 40%of the building perimeter. The
south wall shall be included in both the opening and length calculations. The openings shall be
revised or mechanical ventilation shall be provided per IBC Section 406.6.2. Based on IBC Section
