Setback.A nonconforming building certification (NCB18-015)was previously <br /> issued for this property and certified the nonconforming setback of the <br /> accessory building and nonconforming lot coverage.Although the NCB <br /> certified the nonconforming setback of the structure,voluntary demolition <br /> of a residential accessory building and rebuilding is subject to the provisions <br /> of EMC 19.38.030.C. Per subsection C.2.a, a new accessory structure may be <br /> built in the same location provided "the new structure does not exceed <br /> fifteen feet in height within the setback..."The accessory building as <br /> proposed cannot be approved in its current location because it exceeds 15' <br /> in height within the required 5'side setback. Please revise the site plan <br /> accordingly,demonstrating compliance with these setback provisions or <br /> alternatively, reduce the height of the structure within the 5'setback <br /> requirement to 15'or less and update the plan sets. <br /> Upon revising the plan(s), please submit two copies to the Permit Services <br /> Counter alongside a City of Everett transmittal sheet. Note:Due to COVID-19, <br /> temporary permit intake, resubmittal and issuance requirements have been <br /> established while our office is closed to the public.
