I am the planner conducting the Planning intake review for this <br /> application. Please note the following comments are not a thorough plan check review and they only <br /> address larger zoning compliance points and the submittal checklist. Additional comments may be <br /> provided by the Building intake reviewer for your application; please utilize the Online Permitting <br /> Portal to check on the status of other reviewers. <br /> 1. Please provide a site plan meeting the minimum requirements in the attached Residential <br /> Construction Checklist. There is some information missing from the site plan you submitted. <br /> For example, exterior building dimensions of existing and proposed structures, distance <br /> between house and garage, existing setback of garage from south (side) property line, <br /> walkways and other existing improvements are not shown, etc. <br /> 2. Please clarify how the lot depth was determined. According to the subdivision map and legal <br /> description of the property, the lot is 50'x 120'. <br /> 3. Please provide height calculations. Per EMC 19.22.060, the height of residential accessory <br /> buildings that are accessed from an alley is measured from the average alley elevation at the <br /> rear lot line. Please provide the average alley elevation and overall height of the structure. <br /> The interim permit intake/resubmittal policy is available on the Permit Services Page. Please submit <br /> at minimum 2 copies of any revised documents/plans. <br /> These comments are only related to the land use code and do not account for all possible <br /> requirements from other departments.
