However, the submitted documents are not sufficient <br /> for us to perform a review at this time. Revised construction-level documents need to be submitted for <br /> review. Preliminary comments are provided below to assist in revising the drawings, but these are not <br /> intended to provide a comprehensive review. <br /> 1. The drawings have been submitted on 8.5x11 paper and do not match the stated %"=1'-0" scale. The <br /> drawings are not legible at the submitted size. Please submit larger drawings that match the drawing <br /> scale. Small text should be increase to be legible;verify that text has been completely printed as <br /> portions appear to have printed incorrectly. <br /> 2. The submittal included structural calculations. It appears that the design, or portions of it, require an <br /> engineered design per IRC Section R301.1.3. Engineered designs are required to be sealed and signed <br /> by the licensed engineer preparing the documents. See RCW 18.43. <br /> 3. The General Notes on Sheet 4 should revise the "seismic zone" criteria to state "Seismic Design <br /> Category D2". <br /> 4. The plans appear to require demolition of the existing north wall, portions of the east and west walls, <br /> and part of the roof along the north edge. The extent of the demolition should be shown in the <br /> "Existing Structure" plan. See IRC Section R106.1.1. <br /> 5. Continuing with the previous comment,the roof along the north edge is losing vertical support from <br /> the demolished wall. A section should be provided along this edge should the construction remaining <br /> and the new support condition(s). See IRC Section R106.1.1 and Chapter 8. <br /> 6. The design appears to include a truss over the new north wall. Based on the proposed roof height,full <br /> height studs exceed the height limit permitted by the IRC. The studs are not continuous to the roof <br /> sheathing and will require out-of-plane bracing. This is typically provided by braces extending from the <br /> top plate to the roof sheathing. A detail should be provided. Note that the stability bracing per the <br /> truss manufacturer is not intended for this purpose. <br /> 7. The braced wall line along Grid C is offset from the existing east wall by 5 feet, exceeding the maximum <br /> 4-foot offset permitted per IRC Section R602.10.1.2. The new wall is required to be its own wall <br /> line. Per Table R602.10.3(3), the minimum braced length is approximately 5 feet (SDC D2). Per Table <br /> R602.10.5, 30-inch CS-WSP panels limit the adjacent opening height to 80 inches. This should be <br /> specified in the elevations. The height of the wall panels should be dimensioned for clarity(limited to <br /> 10 feet). <br /> 8. The north-south direction of the building exceeds the maximum braced wall line spacing of 25 feet per <br /> Table R602.10.1.3. An additional braced line at D is required. A minimum of 2 braced panels are <br /> required per IRC Section R602.10.2.3;the braced wall line extends the full width of the building (i.e., 25 <br /> feet). A panel is required at each end per Section R602.10.2.2.1. <br /> 9. The drawings appear to specify wall panel Type CS-PF per Figure R602.10.6.5.
