The plans appear to require demolition of the existing north wall, portions of the east and west <br /> walls, and part of the roof along the north edge. The extent of the demolition should be clearly <br /> shown in the Existing Structure plan on Sheet 1. See IRC Section R106.1.1. <br /> 2. The framing plans on Sheet 3 should clearly delineate between existing and new work using <br /> established drafting standards. See IRC Section R106.1.1. <br /> Architectural <br /> 3. The east door should be provided with a landing per Section R311.3. <br /> 4. The ceiling construction is not clear and may include GWB. The following comments should be <br /> addressed: <br /> a. The roof is required to be ventilated per Section R806. The minimum area of ventilation <br /> required should be specified. The ventilation should be evenly distributed around the <br /> building perimeter and between the eaves and ridges. <br /> b. Baffles are required per WSEC Section R402.2.3 if insulation is provided as shown in the <br /> detail on Sheet 4. <br /> c. An access hatch is required per Section R807. The hatch dimensions and location should e <br /> specified in the roof framing plan. <br /> Structural <br /> 5. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement. In addition, the make and model <br /> of proprietary hardware should be specified where used for connections. Locations requiring <br /> proprietary fasteners appear to include but are not limited to the new beam over the 16-foot <br /> wide garage door. <br /> 6. Details for the construction of the new walls should be included. The details should specify <br /> connections for the top and bottom framing plates to the existing structure. King and jamb <br /> studs should be provided for all headers per Section R602.7.5. See IRC Sections R106.1.1 and <br /> R301.1. <br /> 7. The Front Elevation on Sheet 2 specifies an 8-foot tall garage door located in an existing <br /> undimensioned wall that scales to approximately 8 feet tall. The wall framing plan on Sheet 3 <br /> specifies a nominal 12-inch header over the doorway. The proposed construction is not feasible <br /> as shown and should be revised. See Section R106.1.1. <br /> 8. The roof along the north edge is losing vertical support from the demolished wall. A section <br /> should be provided along this edge should the construction remaining and the new support <br /> condition(s). See IRC Section R106.1.1 and Chapter 8. <br /> 9. The roof framing plan on Sheet 4 specified 18-inch rake edges for the north and south sides of <br /> the addition.
