The framing should include adequate backspan <br /> and connections to supporting the framing. <br /> 10.The design appears to include a truss over the new north wall. Based on the proposed roof <br /> height, full height studs exceed the height limit permitted by the IRC. The studs are not <br /> continuous to the roof sheathing and will require out-of-plane bracing. This is typically provided <br /> by braces extending from the top plate to the roof sheathing. A detail should be <br /> provided. Note that the stability bracing per the truss manufacturer is not intended for this <br /> purpose. See Sections R106.1.1 and R301.1.3. <br /> 11.The foundation plan on Sheet 3 references IRC Table R403.1(1) for the footing construction. <br /> This is not sufficient. The required dimensions for the footings, including the walls supporting <br /> the wood-framed walls above, should be specified. See Section R106.1.1. <br /> 12.The foundation detail on Sheet 4 should specify a minimum 6-inch clearance for the wood <br /> framing above the adjacent grade. See Section R317.1 Item 5. <br /> 13.The proposed project includes modifications to the existing braced walls on each side of the 16- <br /> foot garage door. Cast-in-place anchors cannot be provided. Engineered post-installed anchors <br /> are required. The anchors are required to comply with the requirements of ACI 318-14 Sections <br /> 17.2.3.3 and 17.2.3.5.3. Alternatively, new foundations may be constructed on the west side of <br /> the existing building. See Section R301.1.3, and IBC Sections 1604.1 and 1901.5. <br /> 14.The foundation plan on Sheet 3 indicates that the actual available wall length south of the 16- <br /> foot garage door is 34.5 inches. The minimum required door width is 48 inches per Table <br /> R602.10.5 based on an adjacent opening and wall height of 96 inches. The garage door should <br /> be modified to provide the required opening. <br /> 15.The framing plans on Sheets 3 and 4 show the east end of Wall Line d as offset by <br /> approximately the wall thickness from the existing wall. The trusses above will similarly not <br /> align with the new wall per the roof framing plan, interrupting the installation of the wall <br /> sheathing provided the load path between the roof sheathing and the foundation below. The <br /> walls and trusses should be aligned. See Sections R106.1.1 and R301.1.3, and the following <br /> two comments. <br /> 16.The maximum dimension of the building at Wall Line D is 25 feet. A minimum of 2 braced <br /> panels are required per IRC Section R602.10.2.3. A panel is required at each end per Section <br /> R602.10.2.2.1. Based on the maximum clear height to the roof sheathing of approximately 12 <br /> feet, the minimum required wall length is 6 feet per Table R602.10.3(3). Note that the wall <br /> length will increase by at least 50% unless both sides are sheathed (i.e., minimum GWB <br /> required on the opposite side) per Table R602.10.3(4) Item 9. <br /> 17.
