411.
Mr. Dan King
Plan Check Number: B2105-051, Second Building Review
February 9, 2022
13.The proposed foundation anchor is not a pre-engineer product and requires engineering per
ACI 318-14 Sections 17.2.3.3 and 17.2.3.5.3; both shear and hold-down anchors may be
required pending analysis. The design concrete strength should not exceed 3,000 psi without
testing substantiating a higher value. Alternatively, new foundations may be constructed with
cast-in-place anchors. See Section R301.1.3, and IBC Sections 16 4.1 and 1901.5.
Ai Of PP ,1,,r „ -WV QO 11 UNO JD
15.The new 15-foot garage bay should comply with the requirements for new construction,
including existing walls forming part of this structure. The maximum dimension of the building
at Wall Line D is 25 feet. A minimum of 2 braced panels are required per IRC Section
R602.10.2.3. A panel is required at each end per Section R602.10.2.2.1. Based on the
maximum clear height to the roof sheathing of approximately 12 feet, the minimum required
wall length is 6 feet per Table R602.10.3(3). Note that the wall length will increase by at least
50% unless both sides are sheathed (i.e., minimum GWB required on the opposite side) per
Table R602.10.3(4) Item 9. An engineered anchorage design is required unless new foundation
with cast-in-place anchors is provided; see Comment 13 above.
he wall framing plan on Sheet 3 includes a note for the Type CS-PF wall at the northwest
corner of the building. The note specifies a minimum wall length of 18 inches, which may be
confused with theT-inch s ecified wall pier. The note should be revised. See Section
R106.1.1. CIAP WC-Ief) Tb
This review has been performed for general compliance with the building codes as adopted and
amended by the state of Washington and the city of Everett. Corrections and comments made
during the review process do not relieve the project from compliance with code and permit
requirements. The designers-of-record are responsible for a complete design in accordance with
the laws of the state of Washington.
If you have any questions or require additional clarification, please contact us.
Respectfully,
Drew Martin, P.E., S.E.
Associate Engineer/ Commercial Plans Examiner
(425)257-8813
dmartin@everettwa.gov
S:\BMartin\2021\B2105-051_R2.docx
O3200 Cedar Street © 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 2
