The Second Floor Framing Plan on Sheet S2.2 references Section 3/S4.2 along the interior double <br /> walls. The section shows the joists parallel to the wall while the plan shows the joists <br /> perpendicular to the wall. The section or the reference should be revised. See IBC Section <br /> 107.2.1. <br /> Detail 7/S4.2 has been added and the detail callout on Sheet S2.2 has been updated. <br /> Gravity System: <br /> 4. The Second Floor Framing Plan on Sheet S2.2 appears to be missing floor joists at the top and <br /> bottom of the stair landings. The plan should be reviewed and revised as needed. See IBC Section <br /> 1603.1. <br /> Framing Spans have been added on Sheet S2.2 at the stair landings. <br /> 5. Sheet S2.2 shows Type B5 glulam beams at the middle of the units. The center and east units do <br /> not appear to include post supports at the west ends of the beam per Sheet S2.1. The design <br /> should be reviewed and revised as needed. See IBC Section 1603.1. <br /> Sheet S2.1 has been updated to include posts to support the B5 beams on the center and east <br /> unit. <br /> 6. The south wall of the Third Floor on Sheet S2.3 appears to be missing headers at the double <br /> windows. See the Front Elevation on Sheet A3.1 for clarity.Also,the post between the double <br /> windows should be specified. The plan should be reviewed and revised as needed. See IBC <br /> Section 107.2.1. <br /> The headers over the double windows are provided on sheet S2.4. There is only a single <br /> window on level 2,so an exterior wall supports the framing and walls above. S2.3 has been <br /> updated to callout a post size in between the double windows. <br /> 7. Sheet S2.4 shows Type RBI glulam beams at the middle of the units. The beams do not appear to <br /> have post supports at the west ends per Sheet S2.3. The design should be reviewed and revised as <br /> needed. See IBC Section 1603.1. <br /> S2.3 has been updated to provide posts to support each end of the RB1 on S2.4. <br /> 8. The Third Floor plan on Sheet S2.3 specifies Type B2 beams along the north sides of the units. <br /> The beams support the third story north wall and a portion of the third floor and roof. The beam <br /> does not appear to be supported by walls or posts per the Second Floor plan on Sheet S2.2 and the <br /> elevations on Sheets A3.2. The load path for the beam should be clarified.Note that the beam <br /> supports discontinuous shear walls. See additional comments below regarding this issue. See IBC <br /> Sections 1604.1 and 1604.4. <br /> The TJI joists cantilever to support the B2 beam along the north side of the units per detail <br /> 9/S4.2.
