• •
a. Special Reinforced Concrete Shear Walls used for lateral resistance are required to
adhere to the special design and detailing requirements in ACI 318-14 Sec 18.7.
Requirements such as minimum column dimensions, tie spacing, shear capacity of the
column do not appear to meeting these criteria as shown on Details 1A and 2A on
Sheet 3 of the permit drawings. Please provide permit calculations consistent with
the requirements for detailing and lateral loading of the lateral forces.
b. The revised permit calculation package do not contain analyses for the glulam beams
in question for loading condition of gravity loading, the applied overturning force
couple from the wood shear walls, and load delivery as a drag strut to the special
concrete shear walls. Please refer to IBC 1605.1 and ASCE 7-10 Sec 12.3.3.3.
25.This comment has not been completely addressed. The previous response needs to be
transferred to the contract documents. Please identify these locations on the drawings or
provide a means for the contractor or builder to obtain these loads/capacities in order to
determine where this condition occurs on the project. IBC 107.2.1 and 1603.1.8.
26.This comment has been addressed.
27.This comment has not been completely addressed. From the previous response, it
appears to imply that the common/party wall on Sheet 8 is not a wood shear wall. Please
confirm as it appears from Sheet 5 of the construction drawings that the common wall has
a SW-1 designation. Please clarify if sheathing is required to maintain continuity and if
not, please describe the load path to accommodate the shear transfer from the roof
diaphragm to wall.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two new sets of revised construction documents reflecting the corrections
requested. Please include a response letter which indicates how the corrections were resolved.
All codes cited refer to the 2015 International Building Code (IBC), 2015 International Existing
Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical
Code (IMC), and/or the 2015 Washington State Energy Code (WSEC), as amended by the State
of Washington and adopted by the City of Everett.
