I have reviewed the <br /> proposal for Planning and have listed the necessary Planning corrections below.Note: this site is located within the Core <br /> Residential Area. Code changes to the Core Residential Area standards were recently approved and go into effect on <br /> Wednesday,September 19th. While I have referenced and linked the applicable code sections below, some of these links <br /> may be unavailable after the 19th. I have included a pdf copy of the current Core Residential Area chapter for your <br /> convenience. <br /> 1. Provide Height Calculations on the site plan per the Building Height Handout. Show the average base elevation <br /> and max building height on the elevation plans.The maximum height is 35'with the exception of the stairway <br /> structure which is permitted a maximum height of 45'due to the 4:12 pitch. If any part of the proposal is within <br /> 1'of the maximum height allowed, a base elevation and height survey will be required per the Handout. <br /> 2. Please provide a landscaping plan meeting the requirements of EMC 19.35 and EMC 19.33G.080.The minimum <br /> landscaped area is 25%. <br /> 3. Tandem parking must be screened from the neighboring property via fencing and/or landscaping at least 5' in <br /> height.The parking must be paved. Please identify on site plan. <br /> 4. 300 square feet total is required for open space.The rooftop patios for the new units may count for up to 50% <br /> of that requirement.The front porch of the existing residence and/or front setback may qualify for the <br /> remaining open space requirement. Please provide dimensions of these areas on the site plan.See EMC <br /> 19.33G.060 for additional open space details and dimensional requirements. Note: the dimensions of the <br /> "common amenity area"called out on the site plan do not meet Code Requirements and cannot be counted <br /> towards the required open space area. <br /> 5. The minimum depth for weather cover at the new unit entrances is 6' per EMC 19.33G.070.B. Please revise. <br /> 6. Windows above the ground floor must feature recessed windows or 4"trim in a contrasting color to the base <br /> building color. Please label on elevation plans. <br /> 7. Please identify on elevation plans which two decorative elements are being used to satisfy EMC 19.33G.070.B.3. <br /> 8. Please be advised that fencing must meet the requirements of EMC 19.33G.080.B.4. <br /> Upon submission of the revised plans your application will be given priority and plan review will resume.
