However, the submitted documents are not <br /> sufficiently developed for us to perform a comprehensive review at this time. The Planning Department has <br /> also determined that additional information is required; they will issue a comment letter separately. <br /> Revised construction-level documents should be submitted for review. Two complete sets of the revised <br /> drawings should be submitted to replace the previously submitted drawing sets. Preliminary comments are <br /> provided below to assist in revising the drawings, but these are not intended to provide a comprehensive <br /> review. The resubmittal documents should include an itemized response letter clarifying how the review <br /> comments below have been addressed. Depending on your experience with the adopted codes and preparing <br /> documents, we recommend consulting with a design professional to assist you. <br /> Intake Review Comments: <br /> General: <br /> 1. The project should specify the applicable building codes, including but not limited to the 2018 IRC, 2018 <br /> WSEC, and the 2018 IBC. See Section R106.1.1 and EMC Section 16.005.030. <br /> Architectural: <br /> 2. The proposed new dwelling is located 6 feet from the existing dwelling on at least two sides. The new <br /> building is required to have fire-rated construction. It is presumed that the existing building will not be <br /> modified and is therefore required to have a minimum fire-separation distance (FSD) of 5 feet, resulting in <br /> the new building have a FSD of not more than 1 foot. Fire-rated construction is required per IRC Table <br /> R302.1(1). Openings and projections are not allowed on these sides. The design should be revised. <br /> 3. The construction drawings should include a note requiring the smoke and CO alarms to be hardwired, <br /> interconnected, and provided with back-up battery power as required. Alarm clearances should comply <br /> with Section R314.3 Item 4 and Section R314.3.1. <br /> 4. Insulation should be specified for all exterior walls, floors, slab-on-grade, and ceiling/roof cavities per <br /> WSEC Table 402.1.1. <br /> 5. The required thermal ratings for each type of vertical fenestration should be specified. Note that Door <br /> Type 103 is required to have a rating of Umax=0.24 to satisfy Energy Credit 1.1 as selected on Sheet <br /> 07. See WSEC Tables R402.1.1 and R406.3. <br /> CX__D) <br />
