Setback dimension:At the closest point(SW corner of living room)the current layout has this <br /> point at 5'-6"from the fence line. In order to simplify this,and being all other points angle away <br /> to further distance,the building will be laid out to be 6'-0"from the fencing which is existing. <br /> (See sheet S2 for dimensions of eves) <br /> 6. Rectangle east of second story deck:The rectangle shown on C1 east of the second story deck is <br /> to be a platform of either concrete or pavers. <br /> 7. Point C:The entire area to the north side of the proposed location is more or less flat. Point C <br /> was taken at the center point of the 18'-2" north facing dimension including the living and <br /> kitchen areas. In order to bring the A.B.E.to within 1'-0"of maximum allowed @ 18'-0" point <br /> "C"would need to raise 3'-6"+-, if the plane were moved 4'-0"to the north to align with the <br /> outer building line at the post for the roof overhang,that dimension (elevation)would not be <br /> affected. <br /> 8. Point A: Located at the far left side of sheet S3. <br /> 9. Square footage of ADU:The first floor including lower entry is 468 square feet.Second floor and <br /> storage loft is 184 square feet. Covered area of second floor deck(minus 18" of the roof) <br /> overhang is 14 square feet/24.5 if entire overhang is included. Covered patio and entry equal 96 <br /> square feet to total 762 square feet/772.5 if entire second floor deck is calculated under roof. <br /> 10. Overall height and maximum height: Elevations Sheet 2 has been revised to reflect these <br /> clarifications. <br /> 11. South side average base elevation/overall building height:The Average base elevation is noted <br /> on the south elevation and the overall building height has been added and clouded (Sht. S2) <br />
