<br />3. ADDENDUM APPLICABILITY. In the event any provision
<br />in this Addendum is inconsistent with any provuu,n(s}
<br />ontauted in other portions of or attachments to, the above•
<br />mentioned Lease Contract, then the proviions of thls
<br />Addendum shall control. For purposes of this Addendum, the
<br />term `Premises' shall Include the dwelling unit, ail common
<br />areas, all other dwelling units on the property or any common
<br />areas or ether dwelling units on or about other property
<br />(nvned by or managed by the Owner. The parties hereby amend
<br />and supplement the Lease Contract as follows
<br />4. CRIME/DRUG FREE HOUSING. Resident. members of the
<br />Resident's household, Resident', guests, and ad other persons
<br />affiliated with the Resident
<br />Shall not engage many illegal or criminal activity on or
<br />about the premises. "I'he phrase 'illegal or criminal
<br />activity" shalt include, hut is not limited to, the following
<br />1 Engaging in any act Intended to lacaLtate any type
<br />of criminal activity.
<br />2. Permitting the Premises tobeused tor. orlac llitating
<br />any type of criminal activity or drug related activity,
<br />regardless of whether the individual engaging an
<br />such activity is a member of the household, or
<br />guest.
<br />3 The unlawful manufacturing, selling, wing storing
<br />keeping, purchasing or giving of an illegal or
<br />controlled substance or paraphernalia as defined
<br />in city. county. state or federal laws including but
<br />not limited to the State of Washington and/or the
<br />Federal Controlled Substances Act.

<br />B AGREE THAT ANY VIOLATION OF THE ABOVE
<br />PROVISIONS CONS'I ITt1TEs A MATERIAI. VIOLATION
<br />OF THE PARTIES' LLtASE CONTRACT AND GOOD CAUSE
<br />FOR TERMINATION OF TENANCY. A single violation ot
<br />any of Ole provisions of t his Addendum shall be deemed
<br />a serious violation. and a material detauit, of the parties'
<br />Lease Contract It is understood that a single violation
<br />shall he good cause Inc termination fit the Lease Contract.
<br />Note, ithstanding the foregoing comments, Owner may
<br />terminate Resident's tenancy Inc any lawful reason, and
<br />by any lavylul Inethnd, with or without good cause,
