COMMUNITY POLICIES <br />This Addendum ("Addendum") is made part of the Residential Lease Contract ("Agreement") dated 01/09/2023, and is between <br />the Owner of Trellis ("Owner") and * EVERETT, CITY OF, (collectively and individually "Residents"), for the premises at 2206 <br />SW 352nd Street #A, Federal Way, WA 98023(the "Leased Premises"), which is located within Trellis (the "Residential <br />Community") All capitalized terms used but not defined herein shall have the meaning set forth in the Agreement. Where the <br />terms and conditions of this Addendum vary or conflict with the terms and conditions of the Agreement, the terms and conditions <br />of this Addendum shall control. <br />Trellis, strives to make your living experience in our community pleasant and comfortable. The following policies were designed <br />for your comfort and convenience, for you and your neighbors. Residents are responsible for reviewing all policies with all <br />household occupants and guests. Please take time to thoroughly review the use of the Leased Premises, Residential <br />Community, its equipment, and its facilities. "Premises" as used in the Community Policies include not only the Leased Premises, <br />but all of the land and improvements Including any parking lots, driveways and common areas privately owned by the Owner <br />and generally referred to as the Community. <br />Office Telephone #: <br />(253) 525-1229 <br />Office Address: <br />2120 SW 352nd St Federal Way, WA 98023-3114 <br />Office E-mail Address: <br />trellis@cep-res.com <br />Office Hours: <br />Mon - Fri 9:00 AM - 5:30 PM Sat 10:00 AM - 5:00 PM <br />SECTION A: PROPERTY/MOVE-IN INFORMATION <br />BUSINESS: Residents shall not use the Leased Premises or permit the Leased Premises to be used for any business <br />purpose. without the prior written consent of Owner or as allowed by law. <br />EXTENDED ABSENCES: Residents should advise Owner of any planned absence for an extended period of time. <br />MAIL AND NEWSPAPERS: Only registered Residents are to receive mail. All mail must contain the full address of your <br />residence. which includes the number of the Leased Premises as well as the building number - if applicable. Unwanted or <br />"throw -away" advertising should be disposed of properly. <br />MOVING HOURS: All moving is to occur between 9:00 AM — 8:00 PM . Owner must be notified in advance of any moving <br />to schedule the time and date of such move. <br />PARCELS/PACKAGES: Residents authorize Owner to accept packages, letters and other deliveries when Residents are <br />not home when delivery is attempted, or otherwise absent from the premises. Residents understand that it is the responsibility <br />of the carrier to notify the Residents of the delivery. Residents agree to pick up the delivery within one week of notification, <br />or it will be returned to the sender at Residents' expense. Owner accepts no responsibility and assumes no liability for lost, <br />stolen, damaged or delayed items. Owner will not accept C.O.D. packages. Owner reserves the right to refuse delivery of <br />any package for any reason, and will not be responsible for any consequences of such refusal. <br />PREMISES INSPECTION: Each new Resident has confirmed in writing the condition of the Leased Premises on the Move- <br />iniMove-out inspection form. This form is designed to record the condition of the Leased Premises at the time of move -in and <br />to help determine the final disposition of the security deposit after terminating residency. Periodically, Owner may enter each <br />Leased Premises to check the smoke and/or carbon monoxide detector(s), replace the air conditioner/heater air filter, and to <br />properly maintain the equipment in the Leased Premises. Residents will be notified of the inspections with a written notice <br />48 hours in advance. Inspection will be conducted during reasonable business hours. Upon vacating, Residents are entitled <br />to an inspection of the Leased Premises to assess move -out charges. <br />QUIET HOURS: Quiet hours are established to be respectful of your neighbors. Quiet hours are the hours after 10:00 p.m. <br />and before 7:00 a.m. every day of the week. Residents shall not make nor permit any disturbing noises in their Leased <br />Premises and on the grounds of the Community. Residents are responsible for the actions of their family, invitees, and/or <br />guests. Radio, television, record players, musical instruments, or any other noise producing device shall not be played or <br />permitted to be played so as to disturb neighbors during quiet hours. Vacuum cleaners. dishwashers, disposals, or other <br />noise -producing appliances shall not be operated during quiet hours. <br />SECTION B: USE OF PREMISES <br />Initial <br />
