One off-street parking space is required by code to sorve the proposed facility. <br /> The site has adequate area for this parking area. Adequate parking is available. <br /> (exhibit 1) <br /> 9. Antennas would be placed on the top of the pole and would be camouflaged or <br /> screened to blend in with the pole. There would be fiour 4" condufts extending <br /> from the base of the pole to the three antennas. The pole would be compatible <br /> with other properties in the area. (exhibit 1) <br /> 10. In R-1 zones, a 20-fcot front setback, a five-foot rear and side setback, and a 10- <br /> foot street side setback are required. The equipment compound would be <br /> located on a comer lot, and the setback standards apply. Based on information <br /> provided, all setbacks would be satisfied, as would any lot area requirements. <br /> (There appears to be no minimum lot area requirements for above ground <br /> communication facilities). (exhibit 1). <br /> 11. If any signs are located on site, (none are proposed)they must be Category D <br /> signs. (exhibit 1) <br /> 12. The site must be landscaped with Landscape Category B standards. These <br /> standards include a ten-foo4 wide landscape strip with Type III landscaping along <br /> 7th Street S.E. The site is currenUy landscaped with lawn and native vegetation, <br /> and the Applicant proposes to place landscaping around the equipment <br /> compaund. All requirements of landscaping, buffering, and screening wiil be met <br /> and wi�l be beneficial to the adjoining properties. (exhibit 1 j <br /> 13. Construction will create some irritants of noise, smoke, dust, odor, glare, and <br /> vi�ual blight. The communication facility would not generate a significant amount <br /> of visual blight, and the proposal is c�nsistent with the regulations of the City of <br /> Everett. (exhibit 1) <br /> 14. The subject property has an Everert General Comprehensive Plan designation of <br /> 2.1, Schools and Churchas. The proposal is consistent with the Comprehensive <br /> Plan. (exhibit 1) <br /> 15.
