This comment does not require a response and is provided for information only. The project <br /> includes an addition providing a sixth bedroom in an existing Adult Family Home (ADF). The <br /> Proposed Plan on Sheet A5 appears to indicate that the number of residents will be nine, which <br /> exceeds the definition for an "Adult Family Home" per Section R202. The Planning reviewer has <br /> also determined this exceeds the limits per the Planning Department's regulations. Note that <br /> for the purposed of the Building Code review, we count the number of resident rooms, not <br /> beds. However, approval of the building permit by either Building or Planning, or both, on the <br /> basis of rooms instead of beds will not supersede requirements and limits enforced by the State <br /> of Washington. Please contact the State of Washington to verify the proposed occupancy for <br /> the ADF. The Planning comments must be addressed separately. <br /> 2. The proposed project involves modifications to an existing adult family home (AFH). The <br /> submittal documents are required to include the AFH checklist. The checklist should include a <br /> floor plan on 8.5x11 paper per Section 3. Complete Sections 1, 2, and 4; do not complete <br /> Section 5. Submit the entire checklist with the floor plan. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br /> alarms should be shown on the plans. Alarm clearances should comply with Section R314.3 <br /> Item 4 and Section R314.3.1. <br /> 2. The Proposed Plan on Sheet A5 should specify the Sleeping Roof Classification for each sleeping <br /> room. See Section R330.3. <br /> 3. The following comments should be addressed for the Roof Plan on Sheet A7: <br /> a. The plan does not show the existing carport and should be included. Note that the carport <br /> overlaps the proposed addition and will require modifications. See Section R106.1.1. <br /> b. The new and existing house rooflines create a valley with zero slope. Additional sloping and <br /> overframing should be shown between the roof areas. The type of roofing in this area <br /> should be specified; asphalt shingles are not allowed for slopes less than 2:12 per Section <br /> R905.2.2. <br /> Structural <br /> 1. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference <br /> to this table in the drawings does not satisfy this requirement. In addition, the make and model <br /> of proprietary hardware should be specified where used for connections. <br /> 2. The proposed additional overlaps with and will require modifications to the existing carport. <br /> The plans should be revised to show the required modifications. Details should be included. <br /> The modified structure should comply with the prescriptive limitations of the IRC.
