Section 3/A4.0 should specify a minimum 6-inch clearance for the wood framing above the <br /> exterior grade. See Section R317.1 Item 5. <br /> 4. The proposed construction should specify all braced wall panels for the additions. A braced wall <br /> complying with Section R602.10 is required on each side of both additions. Note that the north <br /> side of the north addition does not comply with the 10-foot maximum offset per Section <br /> R602.10.2.2. See Section R106.1.3. <br /> 5. Additional structural framing should be included in the plans. See Section R106.1.1 and R301.1. <br /> Additional framing includes but is not limited to: <br /> a. Posts supporting the ends of the hip girder trusses. Provide calculations per Section <br /> R301.1.3. <br /> b. Headers at the new exterior wall openings into the additions. See Section R602.7. Provide <br /> king and jamb studs per Section R602.7.5. <br /> 6. The proposed project includes construction overframing on and installing a new skylight in the <br /> existing roof. See Sections R106.1.1 and R301.1. The following comments should be <br /> addressed: <br /> a. Framing plans for the existing roof construction should be provided. The framing should <br /> comply with Section R802 for the increased loads, including a minimum snow load of 25 psf <br /> per Table R301.2(1) (EMC). <br /> b. Details for the modified roof framing at the skylight should be included. The framing should <br /> comply with Section R802. <br /> 7. The project includes demolition of a portion of the deck, including modifying the stairs to the <br /> backyard. See Sections R106.1.1 and R507. The following comments should be addressed: <br /> a. Framing plans and details modifying the deck and stairs should be provided. <br /> b. Continuing with the previous comment, the modifying deck should comply with the vertical <br /> and lateral connection requirements of Section R507.9. <br /> c. The stairs should be provided with handrails per Section R311.7.8. <br /> d. The plans should specify a landing at the bottom of the stairs per Section R311.7.6. <br /> 8. The north addition includes a window adjacent to the stairs. The Type W1 window is within 36 <br /> inches of the adjacent walking surface based on the North Elevation 1/A3.0.
