The drawings should clearly delineate between existing and new work using established drafting <br /> standards. A legend should be included for wall construction. See Section R106.1.1. <br /> 2. The Bedroom in the southwest corner of the building appears to be two rooms. Verify if a wall <br /> is missing. See Section R106.1.1. <br /> Architectural <br /> 1. The"Ventilation Notes"on Sheet A2.2 provide calculations for the venting of the new addition <br /> roofs. See Section R806.2. The following comments should be addressed: <br /> a. The calculation appears intended to address the additions only. Note that the 800 SF area <br /> used is not clear; the additions have an estimated total area of 593 SF per Sheet A1.0. The <br /> additions are anticipated to impact the ventilation for the existing building. Details providing <br /> ventilation through the existing roof should be included. <br /> b. The calculation is based on a ratio of 1/300. The building does not qualify for the <br /> exceptions. A ratio of 1/150 should be used, doubling the required area. <br /> 2. Attic access should be provided for the north addition per Section R807. <br /> 3. The crawl space under each addition is required to provide an access opening with a minimum <br /> size of 16 inches by 24 inches. See Section R408.4. <br /> 4. Smoke and CO alarms should be provided per Sections R314 and R315. The locations of all <br /> alarms should be shown on the plans. A note should be included requiring the alarms to be <br /> hardwired, interconnected, and provided with back-up battery power as required. Alarm <br /> clearances should comply with Section R314.3 Item 4 and Section R314.3.1. <br /> 5. The should specify an exhaust fan including the minimum required performance rates per Table <br /> M1505.4.4(1). <br /> 6. Detail 6/A4.0 appears to provide a 1-inch air gap. The detail should clearly specify an eave <br /> baffle extending above the insulation. See WSEC Section R402.2.3. <br /> Structural <br /> 1. A general fastener schedule should be provided per Table R602.3(1). Providing a reference to <br /> this table in the drawings does not satisfy this requirement. In addition, the make and model of <br /> proprietary hardware should be specified where used for connections. <br /> 2. The wood joists and ledgers in Sections 1/A4.0 though 3/A4.0 appear to be located less than 18 <br /> inches above the grade below. The minimum clearance should be provided, or preservative- <br /> treated lumber should be specified.
