Interpretations of site conditions are <br /> based on the results and review of available information, site reconnaissance, subsurface <br /> explorations, laboratory testing, and previous experience in the project vicinity. <br /> Surface Conditions <br /> The subject property is located at the intersection of 34th Street and Kromer Avenue in the Port <br /> Gardner neighborhood in the City of Everett. The subject property is approximately 0.28 acres <br /> and is surrounded by similar single-family residences. The topography on the subject property <br /> slopes downward to the northeast, with high and low elevations of approximately 185 feet and <br /> 165 feet above mean sea level, respectfully. The slopes separating the developed southern half <br /> of the property and the undeveloped northern half of the property exceed grades of 33% and is <br /> supported at its base by a three- to five-foot tall timber "dead-man" bulkhead. The slopes are <br /> predominantly covered by grasses with various landscaped bushes and trees. The lower, <br /> undeveloped lot has been stripped of all native vegetation and a thin layer of"hog fuel" blankets <br /> the ground surface.
