Please find the corrected Building Plans(Site Plan and Sheet 3/4), <br /> Residential Site Plan, and the TESC Plan to address your revisions noted below. The DADU exterior <br /> materials have been added to the building elevations/materials on Building Plan Sheet 3 revised on 4-15-21 to <br /> ensure compatibility with the primary residence as required by Code. My response to your questions 1-9 <br /> corrections have been listed in blue below. I hope this will complete the application for processing. <br /> 1. Please provide a scale on the site plan. Scale has been provided on plan (lower right). <br /> 2.The setback dimensions and structure dimensions of the main residence do not add up <br /> to the lot width of 50' (12+36+0 =48'). Please revise accordingly. The setbacks have <br /> been accurately revised 13+36+1=50'on the site plans. <br /> 3.The setback dimensions and structure dimensions do not add up to the 120' lot depth <br /> (7+34+37+33+10= 121'). Please revise accordingly. The setbacks have been <br /> accurately revised 7+34+33+36+10=120'on the site plans. <br /> 4. Please provide III exterior building dimensions of the main residence and proposed <br /> ADU (please see#13 in the site plan example/checklist in the attached Residential <br /> Construction Checklist). All dimensions have been added to the site plans. <br /> 5. Please clarify if there are any existing accessory structures on the property. If so, <br /> please include in the lot coverage calculations. Is the existing shed in the southeast <br /> corner of the property to remain? The existing shed has been shown and will <br /> be removed. The lot coverage calculation has been reverified; see response to#6 <br /> below. <br /> 6.There appears to be a covered deck/awning structure attached to the back of the <br /> house. If this is still there, please provide the dimensions and clearly show this structure <br /> on the site plan. Since it is covered, it must be counted as lot coverage. The covered <br /> deck/awning structure that is shown in the aerial has been previously removed. <br /> 7. Please provide more details on the elevation drawings so staff can verify the ADU <br /> design standards in EMC 19.08.100.B will be met. For example, call out the proposed <br /> exterior building materials, provide the roof pitch of the main residence so we can verify <br /> the ADU roof pitch will be similar,etc. The two revised Building Plan sheets have been <br /> updated to address the exterior materials to match to primary residence and the site <br /> elevation(s)were field verified and are now shown on the plan (elevation change). <br /> 8. Per EMC 19.22.060, the height of residential accessory buildings/ADU's that are <br /> accessed from an alley is measured from the average alley elevation at the rear lot line. <br /> On the elevation drawings, please provide the average alley elevation and overall height <br /> of the structure. The Building Plan Site Plan has been updated to address the alley <br /> access; the average elevation at the rear lot line was field verified and is noted on the <br /> plan. <br /> 9.The maximum height allowed is 1 %floors, up to 18' (see table below). Because this is <br /> an alley lot and the proposed roof pitch is less than 6:12,the structure exceeds the <br /> height limit and the plans will need to be revised to meet the height regulations in EMC <br /> 19.22.
