• 0 0
RESPONSE TO CITY OF EVERETT PERMIT SERVICES
SECOND INTAKE BUILDING REVIEW RESPONSE
5. COMMENT: The plans indicate removal of interior walls, including a long wall across
most of the width of the building. Documentation is required to verify this is not a
bearing wall. Structural framing plans for the basement story, including the floor framing
above, should be included in the drawing set. Additional framing plans may be
required pending further review. If bearing walls are removed, structural design and
calculations may be required.
RESPONSE: Structural framing for the floor above is shown on the existing drawings on
Sheet A6. The non-bearing wall that is proposed to be removed runs parallel to the
existing joists and was added as an unpermitted partition by the previous owner. Sheet
Al 1 is also provided for reference and includes a cross section and details from
approved permit November 27, 2019.
6. COMMENT: The plans do not include details for the construction of the walls, including
furring at exterior walls.
RESPONSE: Wall details, including furring at exterior walls, have been provided on
Sheets A9 & A10.
7. COMMENT: The space is required to be insulated per the 2018 WSEC. Details for the
walls, floor, and ceiling should be provided specifying the required insulation. Note that
furring of the floor to provide insulation will result in insufficient head clearance in areas
only providing 6'8" clearance.
RESPONSE: Insulation values per the 2018 WSEC are identified on Sheet A3 and also on
the wall details on Sheet A9. Per our discussion, a trade-off calculation has been
included on Sheet A3 for the Total UA Alternative, R402.1.4: If the proposed building
thermal envelope UA is less than or equal to the target UA, the building shall be
considered in compliance with Table R402.1.1.
A note has been included on the Proposed Floor Plan, Sheet A7, and wall details, Sheet
A9, to further specify this insulation trade-off requirement.
8. COMMENT: The building is required to comply with the energy credit requirements of
WSEC Section R406. A schedule of the selected credits should be included in the
drawings.
RESPONSE: This project includes 3 credits from the WSEC that are identified on Sheet A3.
9. COMMENT: The space is required to provide a whole house ventilation system.
RESPONSE: Mechanical and whole-house ventilation system information is shown on
Sheet A4. Ventilation is specified on the proposed floor plan for the kitchen, bathroom
and laundry rooms.
)3of4
