The"Code Reference"section on Sheet G0.01 appears to indicate that the project is a Level 3 Alteration per IEBC Chapter 9. The following comments should be addressed: a. The project appears intended to comply with the Work Area Method per Section 301.1.2. This should be stated be stated in the general notes. b. The project involves both a Level 3 Alteration and an Addition per Chapter 11. Both types of work should be stated. The applicable chapters should be referenced. 2. The project includes new interior walls. Details for the construction of the walls and the connections to the foundation and ceilings should be included in the construction drawings. The walls and connections should be designed to resist loads per IBC Section 1607.14. Fire Protection: 3. The project is required to include a fire wall per the"Project Description"section on Sheet G0.01. The First Floor Plan on Sheet A2.03 shows the location of the fire wall within the addition. The design and detailing for the firewall does not comply with IBC Section 706. The following comments should be addressed: a. The wall is required to allow collapse of the structure on either side. The two-hour wall per GA File WP 1522 shown in the First Floor Plan on Sheet A2.03 does not comply. See Section 706.2. b. The wall should extend horizontally per Section 706.5, including extending to the outer edges of the roof overhangs per Section 706.5.2 c. The wall is required to extend from the foundation and extend a minimum of 30 inches above the roof per Section 706.6, or the construction shall comply with one of the exceptions. Accessibility: 4. The project involves both Level 2 Alterations and an Addition to the building per IEBC Chapters 8 and 11. Accessibility improvements per IEBC Section 705.2 should be included in the project. Where the building is made to be less than fully-accessible per one of the exceptions, documentation substantiating the limited accessibility improvements should be submitted for review. Where Exception 1 is used, the documentation should itemize the improvements and estimated cost of work associated with each item. See IEBC Sections 806.1 and 1105.1. 5. The First Floor Plan on Sheet A2.03 includes a ramp between the existing east building and the addition. The following comments should be addressed: a. The ramp has an approximate 15-inch clear distance between the top and doors for Rooms 107 and 110. A minimum 60-inch landing is required between the ramp and doors. See IBC Section 1101.2, and ICC A117.1-09 Section 405.7.3 and Figure C405.7.5(a).
