Details 16/A5.01 and 20/A5.01 specify rigid insulation along the perimeter foundation wall. The <br /> details should specify a minimum thermal rating of R-10. See WSEC-15 Table C402.1.3. <br /> Miscellaneous: <br /> 7. The doors for Offices 102, 108, and 109 appear to include glass per Frame Type AL2 on Sheet <br /> A2.03. The glass should be identified as safety glazing. See IBC Section 2406.4.2. <br /> Structural <br /> General: <br /> 1. The"Concrete and Reinforcing"section of the General Notes and Specifications on Sheet S-0 <br /> specifies strengths of 2,500 psi for all concrete elements. The exterior foundation walls appear <br /> to be exposed to freeze-thaw conditions and water, and qualify as Class F2 concrete per ACI <br /> 318-14 Table 19.3.1.1. Per ACI 318-14 Table 19.3.2.1, the minimum concrete strengths for <br /> Class F2 concrete is 4,500 psi. The minimum concrete strength for exposed concrete should be <br /> revised as required. See IBC Section 1901.2. <br /> 2. The"Dimensional Lumber"section of the General Notes and Specifications on Sheet S-0 <br /> specifies the wall stud species as Hem-Fir. The capacities in the shear wall schedule in Detail <br /> 7/S-2 and the structural calculations appear to be based on Douglas-Fir. The notes should be <br /> revised. See IBC Section 2307.1 and AWC SDPWS-15 Table 4.3A Footnote 3. <br /> 3. Detail 2/S-2 shows the wood-framed wall located adjacent to exposed earth. The framing and <br /> sheathing should be located at least 8 inches above grade. Alternatively, the wood-framed wall <br /> should be constructed of preservative-treated or naturally-durable wood. See IBC Section <br /> 2304.12.1.2. <br /> Foundation System: <br /> 4. The foundation wall in Detail 2/S-2 specifies soil preparation per the notes on Sheet S-1. The <br /> "Foundation"section in the General Notes and Specifications on Sheet S-0 indicates that a <br /> geotechnical report has not been prepared. The detail should be revised to specify the soil <br /> preparation requirements.
