The exterior foundation walls appear <br /> to be exposed to freeze-thaw conditions and water, and qualify as Class F2 concrete per ACI <br /> 318-14 Table 19.3.1.1. Per ACI 318-14 Table 19.3.2.1, the minimum concrete strengths for <br /> Class F2 concrete is 4,500 psi. The minimum concrete strength for exposed concrete should be <br /> revised as required. See IBC Section 1901.2. <br /> RE: PLEASE SEE UPDATED "CONCRETE AND REINFORCING" SECTION OF THE GENERAL NOTES ON <br /> S-0. CONCRETE STRENGTH OF THE FOUNDATION WALL AND FOOTING HAS BEEN MODIFIED TO <br /> 4,500 PSI. <br /> 2.The"Dimensional Lumber"section of the General Notes and Specifications on Sheet S-0 <br /> specifies the wall stud species as Hem-Fir. The capacities in the shear wall schedule in Detail <br /> 7/S-2 and the structural calculations appear to be based on Douglas-Fir. The notes should be <br /> revised. See IBC Section 2307.1 and AWC SDPWS-15 Table 4.3A Footnote 3. <br /> RE: PLEASE SEE UPDATED "DIMENSIONAL LUMBER" SECTION OF THE GENERAL NOTES ON S-0. <br /> SPECIFIES THE WALL STUD SPECIES HAS BEEN MODIFIED TO DOUGLAS-FIR. <br /> 3. Detail 2/S-2 shows the wood-framed wall located adjacent to exposed earth. The framing and <br /> sheathing should be located at least 8 inches above grade. Alternatively,the wood-framed wall <br /> should be constructed of preservative-treated or naturally-durable wood. SOIL PREPARATION NOTE HAS BEEN ADDED. <br /> Gravity System: <br /> 5.The project includes a two-hour fire wall per the First Floor Plan on Sheet A2.03. The structure <br /> is required to be designed and detailed to allow collapse of the structure on each. The design <br /> does not appear to satisfy this requirement. Notable issues include, but are not limited to,the <br /> continuous north and south shear walls through the fire wall, and the north-south oriented truss <br /> spanning over the firewall.
