LEASE <br /> This Lease is made as of June 1, 2023, between the City of Everett, a Washington <br /> municipal corporation ("Landlord"), and Pacific Premier FC dba Washington Rush Soccer Club <br /> ("Tenant"). <br /> 1. BASIC LEASE PROVISIONS. The following definitions and provisions apply and are <br /> part of this Lease: <br /> Base Rent $3,125 per month + 3% increase each Lease year, which is: <br /> June 1, 2023 — May 31, 2024: $3,125.00 per month <br /> June 1, 2024— May 31, 2025: $3,218.75 per month <br /> June 1, 2025 — May 31, 2026: $3,315.31 per month <br /> June 1, 2026—May 31, 2027: $3,414.77 per month <br /> June 1, 2027— May 31, 2028: $3,517.22 per month <br /> Security Deposit $0 (if"0" or left blank, then there is no security deposit) <br /> Building The building located at located at 8811 Airport Road, in Everett, <br /> Washington 98024 in Everett, Washington, in which the Leased Premises <br /> is located. <br /> The legal description of real property on which the Building is located is <br /> attached as Exhibit A. If the parties determine that a drawing of the Leased <br /> Premises is necessary, it will also be included as part of Exhibit A. <br /> Leased Premises The interior rooms of the Building,containing approximately 1500 rentable <br /> square feet. <br /> Term 60 months, which is (5) years, from June 1, 2023 to May 31, 2028. <br /> Extension Term The terms and conditions of Extension Term(s) if any, are provided in <br /> Exhibit B. If there is no Exhibit B or if it is marked "None," then there are <br /> no Extension Term(s). <br /> Approved Use General office use only <br /> Special Landlord may terminate this Lease for convenience at any time at <br /> Termination Landlord's sole discretion effective upon one hundred twenty (120) days <br /> Right prior written notice to Tenant. A termination for convenience is not a <br /> default under this Lease by either party, and Tenant's obligation to pay <br /> Base Rent and Additional Rent is only for Base Rent and Additional Rent <br /> accruing prior to the effective date of the termination for convenience. <br />
