EXHIBIT B <br /> Terms and Conditions of Extension Term <br /> Provided Tenant is not in default of any provision of the Lease beyond the applicable cure <br /> period at the time Tenant exercises the option to extend this Lease, Tenant shall have the <br /> option to extend the term of this Lease for five years ("Extension Term"). If Tenant desires to <br /> exercise its option to extend the Lease, Tenant shall provide written notice of the election to <br /> Landlord at least six (6) months prior to the expiration of the original Lease term, or Extension <br /> Term then in effect, if applicable. Any Extension Term shall be upon the same terms, covenants <br /> and conditions as the original term, except that the Base Rent shall be according to the current <br /> escalation rate for each year during the Extension Term. <br />
