Uni-format, or other format approved by Owner, based upon the Final <br /> Design Development documents. Upon completion of the estimate, the <br /> Contractor and the Design Team shall reconcile their estimates and <br /> present to the Owner one estimate of the construction cost based upon <br /> mutually agreed assumptions including: the date of commencement of <br /> construction, duration of construction, escalation factors, design <br /> contingency and Negotiated Support Services costs. The cost estimate <br /> shall be updated to include Owner's and Contractor's document review <br /> comments to achieve a total reconciliation of the Phase. In the event that <br /> the reconciled estimate is higher than the Owner's Total Construction <br /> Cost budget, and as directed by the Owner, the Contractor shall present <br /> to the Owner a list of VE cost-savings equal to or greater than the amount <br /> the estimate exceeds the budget and continue to work with the Design <br /> Team to define a scope that is within the budget. <br /> 1-3.10 Update VE tracking system monthly for discussion at Project Management <br /> meetings. <br /> 1-3.11 Support the Owner and Design team in review of documents, development <br /> of Constructability and Value Engineering comments/recommendations <br /> and the incorporation of accepted recommendations into the Project. This <br /> will include, but is not limited to, adjustments to the cost estimate and <br /> project schedule resulting from incorporated Value engineering <br /> recommendations. <br /> 1-4 Work During 90 % (Permit Documents) Design Phase <br /> In addition to the general services provided by a construction manager during <br /> preconstruction, the Contractor shall provide the following services during the 90% Design <br /> Phase. <br /> 1-4.01 Attend monthly. Project Management meetings, conducted by the Design <br /> Team, and the Intermediate and Final 90% Design Phase review meetings <br /> conducted by the Owner. (Anticipate a minimum of eight (8) Project <br /> Management meetings at two(2)hours each (includes two(2)cost estimate <br /> meetings), one (1) day each for the Intermediate and the Final 90% Design <br /> Phase review meeting.) <br /> 1-4.02 Provide constructability comments and estimating services when <br /> requested by the Design Team and approved by the Owner to evaluate <br /> critical elements of the design as they are formulated. <br /> 1-4.03 Work with the Design Team to develop final phasing plan for construction <br /> work affecting City of Everett, building tenant or public operations. <br /> 1-4.04 Support the Owner and Design team in review of the documents and <br /> development of a list of Constructability and Value Engineering comments/ <br /> recommendations and the incorporation of accepted recommendations into <br /> the Project.
