Description of special conditions of the Work: Refer to RFP Section 2.1 fora description <br /> of the Everett Municipal Building - Public Works Tenant Improvements Project. <br /> 1.4 PERMITS <br /> A. Owner will obtain and pay only for the initial building permit and fees. The GC/CM shall <br /> obtain all additional permits and licenses necessary for the execution of the Work and <br /> pay all permit, utility, miscellaneous, and ancillary fees required. <br /> 1. Owner is not responsible for obtaining and paying for trade permits, including but <br /> not limited to permits for Contractor design-build components. <br /> B. Contractor shall obtain and pay for trade permits such as electrical, HVAC, plumbing, <br /> and other trade permits, including those permits required by the Contract <br /> Documents for Contractor design-build components. <br /> 1. Although the Contractor is responsible for these costs, the costs shall be included <br /> with each applicable subcontract bid package. <br /> C. Contractor shall obtain and pay for all other permits required by Authorities Having <br /> Jurisdiction, such as street use permits, utility permits, and temporary occupancy <br /> permits. The actual cost of these permits shall be a Negotiated Support Services <br /> cost. <br /> 1.5 OWNERS USE OF THE PREMISES <br /> A. During the construction period, the existing facilities will be occupied and operational. <br /> City of Everett personnel, building tenants, vendors, customers, and other community <br /> members may be present in the building and on-site during construction. The city of <br /> Everett and other building tenant personnel, separate contractors, vendors, customers <br /> and the public will require access to the building and site during construction. Coordinate <br /> with the Owner to allow appropriate access during construction. <br /> B. Owner's personnel and separate contractors may be performing ongoing maintenance <br /> and improvements at the site during the construction time period.
