This Project will provide modernizations and <br /> tenant improvements, primarily to the building systems, building core, and support areas that will <br /> generally include, but are not limited to: <br /> • Modernization of the elevator systems <br /> • HVAC equipment and controls upgrades <br /> • Reroof of building <br /> • New emergency generator and transfer switch <br /> • Modernization of lobby, corridor, and support spaces on multiple floors of occupied space <br /> that may include but not be limited to: <br /> o Modernization of restrooms, <br /> o Replacement of lighting and lighting controls, <br /> o Replacement of HVAC systems on all floors, <br /> o Replacement of door,frame assemblies, and hardware, <br /> o Replacement of floor finishes, <br /> o Replacement of suspended ceiling panels, and <br /> o Interior painting and interior finish upgrades. <br /> Construction is anticipated to begin in the spring of 2024 and be completed in the spring of 2025. <br /> The estimated allowable Guaranteed Maximum Price (GMP) of the Work is approximately <br /> $20,000,000. <br /> 2.2 AnticipatedSchedule <br /> The Owner intends to complete the GC/CM Firm selection process in a timely manner and <br /> execute Contract Documents for Preconstruction Services using a separate, modified AIA <br /> A133, Agreement Between the Owner and Construction Manager as Constructor(GC/CM <br /> Contract or Agreement), and modified AIA A201, General Conditions of the Contract for <br /> Construction.
