However,the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Revised construction-level <br /> documents need to be submitted for review. Preliminary comments are provided below to assist in preparing <br /> the drawings, but these are not intended to provide a comprehensive review. <br /> 1. The proposed project involves converting a single-family residence into an adult family home. See the <br /> following link for the required forms and documents: <br /> https://everettwa.gov/DocumentCenter/View/108/Adult-family-home-checklist-PDF <br /> 2. The project involves two separate buildings. Note that the proposed breezeway is not allowed per the <br /> Planning review; see Planning comments for additional information. Separate permits must be <br /> submitted for each building. <br /> 3. The drawings do not provide adequate information for the proposed structural modifications. Framing <br /> plans, sections, details, and material and fastener requirements should be included. <br /> 4. The layout shown for the main house does not match the permit history for this building. See the <br /> records available on the City of Everett website. The plans should be revised to show the changed <br /> conditions as new construction. Details for the modified walls should be provided. The modifications <br /> may affect structural bearing walls; this should be investigated. If the structural systems have been <br /> modified, structural framing plans, building sections, and details will be required. Changed conditions <br /> include but are not limited to: <br /> a. The two bedrooms at the south end should be a family room and a second bathroom. <br /> b. The east side of the house should include a bathroom, utility room, kitchen, and dining <br /> room. The submitted plan is not sufficient to review and verify that the condition matches the <br /> approved permitted condition. <br /> c. The prosed exterior door leading to the breezeway should be a wider sliding glass door per the <br /> permit history. The opening has been modified and requires details to comply with new <br /> construction. <br /> d. The exterior windows should be shown. All bedrooms should have emergency egress windows. <br /> e. The locations of smoke and CO alarms should be shown. <br /> f. The use of all rooms should be specified. <br /> g. The east wall should have an exterior door between the utility room and the deck. This does <br /> not appear to exist. <br /> h. Modifications to the exterior wall that affect the load path will require new structural framing. <br /> 5. The rear roof and ramp on the main house, and the roof extension on the garage, do not appear to <br /> have been added with permits. These are not part of the original construction.
