• • <br /> roofs should be documented in the construction drawings as new construction. Note that the <br /> conditions of the roofs may be deteriorated and require repairs. <br /> 6. The project proposes changing the garage to a habitable building. Structural plans for the foundations, <br /> walls, and roof are required to substantiate that the building complies with the construction <br /> requirements of the IRC. The location and construction of the braced walls should be specified;the <br /> walls should be provided with anchorage to the foundations. If roof trusses are present, <br /> documentation substantiating that they have sufficient capacity for design loads under the current <br /> code should be submitted for review. <br /> 7. The new AFH is required to meet the insulation requirements of the WSEC-15, including but not limited <br /> to: <br /> a. Foundation <br /> b. Walls <br /> c. Roof <br /> d. Windows and doors <br /> 8. The new AFH is required to meeting the energy credit requirements of WSEC-15 Section R406. The <br /> selected credits should be listed in the drawings. <br /> 9. Dimensions are required for the bathrooms. <br /> 10. Grab bars are required for the toilets and bathtub. <br /> 11.The ceiling construction and minimum ceiling height should be specified. <br /> 12.The exterior wall detail on Sheet A2.00 should provide minimum R-21 insulation. <br /> 13.The interior wall detail on Sheet A2.00 should provide top and bottom connections. The top <br /> connections should fasten directly to framing, not through the GWB. Details for blocking should be <br /> provided where the walls are parallel to and between top framing. <br /> 14.The laundry units are separated from the bathroom by doors and include a separate exhaust fan. <br /> 15. Landing are required at all exterior doors. <br /> 16. Section 7.0"Energy Code" on Sheet G1.00 specifies a maximum thermal rating of U=0.33 for the <br /> windows. The value should not exceed 0.3. <br /> 17. Detail 4/A3.00 specifies R-19 insulation. This should be R-38. <br /> 18. Sheet A3.00 appears to indicate new roofing for the new AFH. This should be indicated in the Roof <br /> Plan on this sheet. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
