I <br /> S <br /> IBC 105.1 Required. <br /> Any owner or authorized agent who intends to construct, enlarge, alter, repair, <br /> move, demolish or change the occupancy of a building or structure, or to erect, <br /> install, enlarge, alter, repair, remove, convert or replace any electrical, gas, <br /> mechanical or plumbing system, the installation of which is regulated by this code, <br /> or to cause any such work to be done, shall first make application to the building <br /> official and obtain the required permit. <br /> B. The unpermitted alteration to the structure, creation of additional structures, and <br /> the highly dilapidated accessory structure on the residential portion, render these <br /> structures Unlawful as defined by the International Property Maintenance <br /> Code (IPMC) 108.1.4, in violation of IPMC 106.1, which read: <br /> IPMC 108.1,4 Unlawful structure. <br /> An unlawful structure is one found in whole or in part to be occupied by more <br /> persons than permitted under this code, or was erected, altered or occupied <br /> contrary to law. <br /> Mural <br /> IPMC 106.1 Unlawful acts. <br /> It shall be unlawful for a person, firm or corporation to be in conflict with or in <br /> violation of any of the provisions of this code. <br /> C. The use of extension cords and power strips throughout the structure in place of <br /> permanent wiring and that pass through walls and ceiling surfaces, and the <br /> presence of non-compliant, defective, and unsafe electrical components are <br /> violations of International Property Maintenance Code (IPMC) 605.1 and <br /> 605.4, as adopted by the EMC, which read: <br /> IPMC 605.1 Installation. <br /> Electrical equipment, wiring and appliances shall be properly installed and <br /> maintained in a safe and approved manner. <br /> IPMC 605.4 Wiring. <br /> Flexible cords shall not be used for permanent wiring, or for running through <br /> doors, windows, or cabinets, or concealed within walls, floors, or ceilings <br /> D.
