The egress routes for both M-occupancy spaces have not been determined by actual routes <br /> around shelving and other fixtures. The routes should be revised. It is expected that the <br /> travel distance will exceed 75 feet for both spaces. <br /> More store shelves have been added to the plans to help define the travel distances. The <br /> travel distances allowed per IBC are 200' per each egress as per Table 1017.2 for a non <br /> sprinklered M occupancy with 2 exits. The existing exits are not even close to 200' for 2 <br /> exits per space. See IEBC 805.2 General, Exception #2 "Means of egress conforming to <br /> the requirements of the building code under which the building was constructed shall be <br /> considered compliant means of egress, if in the opinion of the code official, they do not <br /> constitute a distinct hazard to life." <br /> 2. Both M-occupancy spaces appear to have egress routes exceeding 75 feet. Two exists are <br /> required. The following should be addressed: <br /> a. All exits require exterior egress lighting with 90-minute back-up power. <br /> b. Additional intermediate exit signs may be required due to inadequate line-of-sight <br /> visibility. <br /> a. A note to provide 90 minute backup power per IBC Section 1008.3.4 for illumination of <br /> exterior landings for exit doorways, electrical equipment room, aisles, corridors, and exit <br /> signs. These will all be implemented in a separate permit submittal. <br /> b. This is a small grocery store and the sight distances to the new and existing exit signs <br /> are and will be within the IBC maximum distance of 100 ft. In many larger grocery stores, <br /> only exit signs are installed at the front entries, even though the product aisles are 7-8 ft. tall, <br /> which block view of exit signs from a rear position. We see no need to add intermediate <br /> signs when the new or existing signs will be easily visible . <br /> 3. The north area in "Building A" appears to provide two exits on the north side. However, the <br /> separation distance of the doors from the main grocery space is less than 1/2 the diagonal of <br /> Page 1 of 3 <br />
