•
Mr. Paul Richards
Richards Architecture and Planning LLC
Plan Check Number: BW2001-004 First Building Review
a. Additional intermediate exit signs may be required due to inadequate line-of-sight visibility.
See IBC Section 1013.1.
b. The exits should be provided with exterior egress lighting with a minimum 90-minute back-
up power. See IBC Sections 1008.3.2(5) and 1008.3.4.
We have shown exit signs at the code required minimum distances and expected blocked
views in areas. The 100 ft. rule has not been exceeded, and merchandise does not obstruct
existing or proposed new exit signs. We see no need to add intermediate signs when the
P P
new or existing signs will be easily visible .
Backup power note will be added to the notes section per IBC Sections 1008.3.2(5) and
1008.3.4.
7. Sheet G0.1 includes emergency egress lighting throughout the building. The lighting should be
provided with a minimum 90-minute back-up power. See IBC Section 1008.3.4.
A note to provide 90 minute backup power per IBC Section 1008.3.4 for illumination of
exterior landings for exit doorways, electrical equipment room, aisles, corridors, and exit
signs. These will all be implemented in a separate permit submittal.
8. The north M-occupancy space in "Building A" appears to provide two exits on the north
side. The separation distance of the doors from the main grocery space is less than 1/2 the
diagonal of this space. An alternate second door should be provided. See IBC Section
1007.1.1.
I have adjusted the exits doors at the rear grocery per more accurate photos. Per my
calculations, the currently permitted exits are approx. 2'-6" feet over the 1/2 diagonal rule.
See IEBC 805.2 General, Exception #2. These exits were installed per the original building
permit and should be allowed to prevail without alteration. Yes, other exits were installed as
part of a shell retail to allow flexibility, but the currently used exits are still within a
reasonable distance for safety.
Respectfully,
Mr. Paul Richards
Richards Architecture and Planning LLC
