The space appears to have an occupant load exceeding 49 people based on the"M"occupancy <br /> classification per IBC Section 309 and an occupant load factor of 60 per IBC Table 1004.5. The <br /> occupancy classification and occupant load should be stated in the construction drawings. <br /> 2. The space has an occupant load exceeding 49 and a maximum travel distance exceeding 75 <br /> feet. Two exits are required per Table 1006.2.1. It is not clear if the"back entry loading zone" <br /> complies with the requirements for egress per IBC Chapter 10. Additional information, including <br /> but not limited to clearances and stairway construction, should be specified in the drawings. <br /> 3. The space requires a minimum of two exits. The following comments should be addressed: <br /> a. Additional exit signs should be provided per IBC Section 1013.1. The drawings should <br /> include a note specifying emergency back-up power with a minimum 90-minute duration per <br /> Section 1013.6.3. <br /> b. Interior and exterior emergency egress lighting is required per IBC Sections 1008.3.1 and <br /> 1008.3.2(5). The drawings should include a note specifying emergency back-up power with <br /> a minimum 90-minute duration per Section 1008.3.4. <br /> 4. The drawings should include a note specifying minimum 44-inch aisles throughout the space. <br /> See IBC Section 1018.3 and Table 1020.2. <br /> 5. The space is provided with a single toilet that is accessed by passing through a storage area <br /> and the loading dock, and not cannot be readily accessed by the public. This configuration is <br /> not allowed and should be revised. See IBC Sections 2902.3 and 2902.3.1. <br /> 6. The bathroom is required to be accessible. Room elevations should be provided. See IBC <br /> Section 1102.1, and references below to ICC A117.1-09 unless noted otherwise. The following <br /> comments should be addressed: <br /> a. Show accessible clearances per Sections 603, 604.3, and 606.2. <br /> b. Show centerline dimension for the water closet measured from the side wall per Section <br /> 604.2. <br /> c. Show centerline dimension for the sink measured from the side wall per IBC Section <br /> 107.2.1. <br /> d. Provide dimensions for the grab bars per Sections 604.5.1 and 604.5.2, and Figures 604.5.1 <br /> and 604.5.2. <br /> e. Provide water closet seat height dimension per Section 604.4. <br /> f. Provide a vertical grab bar on the sidewall per Figure 604.5.1. <br /> g. Provide sink pipe insulation per Section 606.6. <br /> h. Locate the water closet flush control on the open side per Section 604.6. <br /> i. Provides signage per IBC Section 1111.1. <br /> 7. The doors throughout are required to comply with the accessibility requirements of ICC A117.1- <br /> 09 Section 404.2.3. Multiple doors and access routes do not appear to comply. Latches and <br /> closers should be specified where they occur.
