Mr. Art Skotdal
Skotdal Real Estate
Plan Check Number: B1906-031, First Building Review - Structural
August 26, 2019
21.The Level P0, P1 and 1 PT-slabs appear to require pours strips. See the north-south tendons
between Grids A-E/1-8 as an example. The plans shall be revised to specify pour strips where
required. Details for the pour strip construction shall be included in the construction drawings.
See IBC Sections 107.2.1 and 1603.1.
22.The Level P1 plan on Sheet 52.01 shows stud rail reinforcement at the supports. The
reinforcement requirements are not specified. See Sheet S2.03 for representative
reinforcement specifications. Stud rail reinforcement specifications shall be provided on Sheet
S2.01. See IBC Section 1901.5 Item 3.
23.The design of the Level 1 slab is shown on Sheets S2.06, 2.07, and A-2.2a. See IBC Section
107.2.1, 1603.1, and 1604.1. The following comments shall be addressed:
a. Sheet S2.06 appears to show an 8-inch thick depressed slab area between Grids A-B.3 with
a uniform 6-inch step down from east to west. However, Sheet A-2.2a shows typically
shows a 4-inch step, except between Grids 6.4-8 where the step is 3-inches. The drawings
shall be revised for consistency.
b. Continuing with the previous comment, the structural calculations have been performed
considering a 6-inch step. The design shall be revised as needed pending the determination
of the correct step heights.
24.The L1 slab on Sheet S2.07 includes transfer beams at Grids 5.3/A-D and 7/A-D, identified as
CB36x30 and CB 36x36, respectively. The project also includes additional beams CB18x40.5 at
Grid 6.4/D-F on Sheet S2.07 and CB22x16 at Grid 4/G-H on Sheet S2.04. Calculations
substantiating the beam design shall be submitted for review. The design shall consider the
load combinations per ASCE 7-10 Section 12.4.2.3 including the vertical seismic load effects per
Section 12.4.2.2. Details for the beams, including the end connections to the supports and the
required reinforcement, shall be included in the structural drawings. Additional review
comments may be provided pending review of the design. See IBC Section 1604.1 and 1901.5
Item 3.
25. Continuing with the previous comment, an additional transfer beam appears intended at Grid
6.4/A-D, though one is not clearly shown. Section 1/S6.02 is referenced along the slab step
east of Grid D; the section shows an outline for the same beam provided on Grids 5.3 and 7.
Verify that a beam is provided as this location and revise the plan as required. Calculations
substantiating the beam design shall be submitted for review. The design shall consider the
load combinations per ASCE 7-10 Section 12.4.2.3 including the vertical seismic load effects per
Section 12.4.2.2. Additional review comments may be provided pending review of the design.
See IBC Section 1604.1.
26.The design of the Level 2 slab is shown on Sheets S2.08, 2.09, and A-2.3a. See IBC Section
107.2.1, 1603.1, 1604.1, and 1901.5 Item 3. The following comments shall be addressed:
a. Sheet S2.06 specifies a 14-inch thick slab of uniform elevation for the entire floor.
However, Sheet A-2.3 a slab of unspecified thickness with 3-inch depressions distributed
throughout the floor. The drawings shall be revised for consistency.
O3200 Cedar Street © 425.257.8810 CD everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page7 of1Z/
