• • .
Mr. Art Skotdal
Skotdal Real Estate
Plan Check Number: B1906-031, Second Building Review-Structural
October 18, 2019
consistent with the plans (e.g., "PO"vs"P1a, "P10"and "Foundation"vs"P2", etc.). One
section shows a continuous floor versus the floor opening shown on Sheet S2.01.
g. Detail 16/S6.00 includes a section that is not referenced in the general wall elevation.
h. The columns on Grids D and H/6 at Level P1 per Sheet S2.01, and Grids F, G, and H at
Level 1 on Sheet S2.06, appear to be shifting at floor line. This may occur at other locations
and on other levels. The design shall be reviewed and revised as needed.
i. Multiple columns have been rotated at the floor lines. The slab shear stud reinforcement
has been oriented with the columns above instead of the column below. See Grid H/3 at
the Level 2 slab on Sheet S2.06 as an example. The shear stud reinforcement shall be
reviewed for all columns and revised as needed to provide the correct orientation.
8. This comment has not been completely addressed. The original comment stated that the
thicknesses of the concrete walls throughout the building were not clearly defined. See IBC
Sections 107.2.1 and 1603.1. The following comments shall be addressed:
a. Foundation Note 5 on Sheet S2.00 specifies the typical wall thickness as 8 inches. The
project does not appear to include any 8-inch walls, while 10-inch walls appear to be the
typical condition. The note shall be revised.
b. The wall at Grid D/1-2 on Sheet S2.00 has been reduced to 14 inches thick. However, the
wall is specified as a 10-inch wall on architectural Sheets A-2.0 and A-9.0. The drawings
shall be coordinated. The structural design shall be revised and supplemental calculations
substantiated the design of the wall shall be submitted for review as needed.
9. No additional comment.
10. No additional comment.
11.This comment has not been completely addressed. Sheet S2.16 provides a framing plan for a
roof penthouse. The plan has been revised but remains incomplete. See IBC Sections 1603.1
and 1604.1. The following comments shall be addressed:
a. The gravity framing shall be specified.
b. Diaphragm sheathing shall be specified.
c. Shear walls shall be specified.
d. Connection details between the roof and walls, and between the walls and roof below, shall
be specified.
e. Calculations shall be provided to substantiate the design.
Foundation System:
12.This comment has not been completely addressed. The original comment addressed the design
of the perimeter wall foundations. The Foundation Schedule on Sheet S2.00 specifies 2-foot
wide footings with longitudinal reinforcement. The thickness and transverse reinforcement are
not specified. This information is not provided in the building sections. See IBC Sections
1603.1 and 1901.5 Item 3.
O3200 Cedar Street © 425.257.8810 ED everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/per s
Page 4 of 11
