S
` . t o
SkotdalAr Realtdal Estate
PMrlan Check Number: B1906-031, Second Building Review-Structural •
October 18, 2019
4. This comment has not been addressed. Section 03101 "Concrete Wall Reinforcement"of the
Structural Notes on Sheet A2.01 specifies typical reinforcement for the concrete walls. The
reinforcement is specified for wall thicknesses from 6 inches to 12 inches. However, only 8-
and 10-inch walls appear to be specified in the drawings. Note that two reinforcement
specifications are provided for the 10-inch walls. In addition, the Level P2 Foundation Plan on
Sheet S2.00 at Grid D/1-2 specifies an 14-inch shear wall, but no reinforcement is specified.
The reinforcement requirements shall be revised. See IBC Section 107.2.1 and 1901.5 Item 3.
5. This comment has not been addressed. Section 03101 "Concrete Wall Reinforcement"of the
Structural Notes on Sheet A2.01 specifies typical reinforcement around openings in the concrete
walls. Typical reinforcement is also specified in Detail 16/S6.00 that appears to conflict with
Section 03101. Notable examples include, but are not limited to, the length of the top and
bottom reinforcement, and the number and length of corner bars. The drawings shall be
revised for consistency; see also Detail 1/S6.00. See IBC Section 107.2.1 and 1901.5 Item 3.
6. No additional comment.
7. This comment has not been completely addressed. The original comment stated that the
drawings contained unclear and missing information. Revisions have been made, however, the
drawings still contain substantial issues. The drawings shall be revised to clearly indicated the
intended construction. See IBC Sections 107.2.1 and 1603.1. The following list provides
examples of inconsistencies and errors in the drawings and is not intended to be a
comprehensive list of all items that must be addressed in the structural drawings. The
structural engineer shall perform a thorough review of the construction drawings.
a. Two apparent general notes sheets have been added between Sheets S2.16 and S3.00.
The sheets do not include title blocks. The notes appear incomplete, including redundant
information with the notes on Sheets S1.01 and S1.02, and unused information (e.g.,
"Special Moment Frames", etc.). The notes appear to be standard notes that have not been
edited and coordinated with the remainder of the drawings set. Some information on the
sheets is overwritten and unreadable.
b. Section 1/S3.00 shows the beams occurring at Level P1a on Grids 4/G-J and 4.9/G-J; the
level is inconsistently identified as"PO"in the section. The beams provide incomplete
specification of the reinforcement; the referenced schedule is not provided and the beam
sections are not represented on Sheet S6.02. Beam CB13.5x24 does not appear to have
adequate connection to the supporting vertical elements of the gravity system, particularly
at the column on Grid H/4.9.
c. Section 2/S3.00 specifies reinforced zones on the sides of the openings. The width is not
specified. It is not clear if the reinforcement should be constructed per Details 16/S6.00 or
7/S6.01.
d. Wall Elevation 11/S3.01 does not specified reinforcement. The vertical reinforcement in
Wall Elevations 11/S3.01 and 13/S3.01 should be continuous through the floor lines and lap.
e. Plans 4/S3.01, 9/S3.01, and 14/S3.01 reference elevations on Sheet S3.02. Sheet S3.02 is
not provided, nor are elevations consistent with the plan references.
f. Sections 3/S4.01 and 4/S6.04 are both referenced along Grid G on Sheet S2.01. The
sections do not show the same conditions. Note that the floor level references are not
0 3200 Cedar Street © 425.257.8810 0 everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
CPage3of1 )
