• ♦
Mr. Art Skotdal
Skotdal Real Estate
Plan Check Number: B1906-031, Second Building Review - Structural
October 18, 2019
The design for the shear wall sill plate anchor bolts has not been provided in the structural
calculations. The earthquake component of the shear forces exceeds 20% of the total shear
(i.e., the earthquake force is 100% of shear force). The earthquake component shall be
increased per the provisions of ACI 318-14 Section 17.2.3.5.3. Calculations substantiating the
anchor bolt design shall be submitted for review. The design load shall be determined per
ASCE 7-10 Section 12.4.3.2 Equation 7. See IBC Sections 1604.10, 1613.1, and 1901.2.
Miscellaneous:
42.This comment has not been addressed. The project includes an elevator at Grid E/4.
Connections for the elevator system to the wood-frame portion of the shaft are provide in
Details 11/S9.01 through 14/S9.01. The following comments should be addressed:
a. The design loads for the elevator system, including impact loading, should be specified in
Section 01003 "Design Live Loads/ Data"of the Structural Notes on Sheet S1.01. At a
minimum, estimated design loads shall be specified for the design, and verified when the
elevator design drawings are submitted for review. See IBC Sections 1603.1.8 and
1607.9.1.
b. Details for the connection of the elevator system to the concrete portion of the structure
shall be included in the structural drawings. See IBC Section 1603.1.
c. Connections for the elevator system to the wood structure are provided in Details 11/S9.01
and 12/S9.01. The top connection in Detail 11 is not clear. The bottom connection in Detail
12 does not provide full-depth wall blocking as required for the fire-protection of the shaft.
The details shall be revised.
d. The building structural components (i.e., elevator shaft wall studs and supporting floor
framing) that support the elevator system are included in the submittal drawings.
Calculations substantiating the design of the structure to support the elevator loads
concurrently with other loads (e.g., concurrent stud flexural and axial loading) shall be
submitted for review. The calculations should include the evaluation of deflection limits per
IBC Section 1607.9.1. The design shall consider concurrent multi-directional loading as
determined by the elevator manufacturer. See IBC Sections 1604.2 and 1605.
e. The connections between the elevator guide rails and the structural framing are typically the
responsibility of the engineer-of-record for the building system. Calculations substantiating
the connections to the structural framing shall be submitted for review. The design shall
consider concurrent multi-directional loading as determined by the elevator manufacturer.
The required locations and maximum spacing for the connection points should be specified
in the structural drawings. See IBC Section 107.2.1 and 1604.4.
f. The structural calculations shall be performing using the appropriate load combinations
including live and seismic loading per IBC Section 1605. In addition, documentation shall be
submitted verifying the nominal loads have been increased for impact effects per IBC
Section 1607.9.1.
g. The elevator shaft extends through five stories of wood-framed structure. Calculations
substantiating that shrinkage of the structure will not adversely affect the performance of
the elevator shall be submitted for review. Elevator rails should be evaluated for induced
axial loads or provided with connections that allow for vertical differential movement.
